Chief Financial Officer — Family Office / Real Estate

Reports to: Principal / Family Office Owner

Position Overview

The Chief Financial Officer is responsible for the overall financial management, accounting and reporting, financing, transaction execution, tax planning, treasury operations, and financial administration of a sophisticated private family office with substantial real estate holdings across multiple states, including office, industrial, multifamily, retail, and construction assets, as well as approximately 50 legal entities.

The CFO serves as the principal's senior financial executive and is responsible for translating investment and strategic decisions made by the principal into successful financial and transactional execution.

This is a full-time, onsite position based in Los Angeles and requires a highly hands-on executive. The CFO has primary responsibility for financial reporting, complex acquisitions and dispositions, financing and refinancing transactions, §1031 exchanges, tax planning, treasury and liquidity management, banking relationships, and coordination with outside legal, tax, lending, escrow, title, and other professional advisors.

The CFO oversees a five-person direct and indirect finance and accounting team.

Key Responsibilities

Accounting & Financial Reporting

Oversee accounting and financial reporting for approximately 50 legal entities, including real estate partnerships, LLCs, investment entities, and other affiliated entities.

Maintain appropriate accounting controls and ensure accurate and timely financial reporting, including property- and entity-level financial statements, consolidated reporting, capital accounts, intercompany balances, debt, fixed assets, depreciation, cash, and investment activity.

Coordinate annual tax return preparation, K-1 reporting, audits, and other financial and tax compliance matters with outside accountants.

Financing & Capital Markets

Lead the execution of property-level and entity-level financing and refinancing transactions.

Responsibilities include managing lender relationships; coordinating loan applications and due diligence; reviewing term sheets and loan documents; negotiating financial and business terms in conjunction with the principal and counsel; managing lender reporting and covenant requirements; coordinating loan closings; evaluating debt structures; and overseeing loan payoffs and refinancing proceeds.

Maintain visibility into debt maturities, interest rates, extension options, liquidity requirements, and refinancing opportunities throughout the portfolio.

Real Estate Acquisitions & Dispositions

The principal determines investment strategy, deal economics, and the ultimate decision to acquire or dispose of assets. Once a transaction is authorized, the CFO assumes primary responsibility for its financial execution.

The CFO coordinates and manages due diligence, transaction structure, financing, tax considerations, entity formation, closing requirements, settlement statements, sources and uses, debt payoffs, accounts payable and other closing obligations, cash movements, partnership allocations and distributions, and post-closing accounting.

The CFO serves as a central point of coordination among the principal, attorneys, CPAs, lenders, brokers, title companies, escrow agents, qualified intermediaries, property managers, partners, and other transaction participants.

Tax Planning & §1031 Exchanges

Work closely with outside tax advisors and legal counsel to develop and execute tax-efficient strategies for real estate and related investment activities.

Take primary responsibility for the financial execution of §1031 exchanges, including coordination with qualified intermediaries, tax advisors, attorneys, lenders, title and escrow; tracking exchange proceeds and deadlines; replacement-property funding; debt replacement; boot considerations; partner distributions and redemptions; tax basis; depreciation; and transaction documentation.

Oversee tax planning associated with acquisitions, dispositions, entity structures, partnership transactions, capital gains, depreciation, cost segregation, and other significant transactions.

Treasury & Liquidity Management

Treasury management is a significant component of the position. The CFO maintains oversight of liquidity across the organization, real estate portfolio, and numerous legal entities.

Responsibilities include daily cash positioning and forecasting, funding requirements, capital calls and partner distributions, intercompany transfers, debt service, lender reserves, acquisition and closing funding, large-dollar wires, banking relationships, restricted cash, and ensuring funds are maintained in the appropriate entities.

The CFO is responsible for anticipating liquidity requirements rather than simply reporting cash balances and must coordinate the movement and availability of capital across a complex multi-entity structure.

Entity & Partnership Management

Maintain financial oversight of the multi-entity ownership structure.

Manage capital contributions, distributions, partner accounts, intercompany transactions, related-party balances, and entity funding requirements. Coordinate with legal and tax advisors regarding entity formations, dissolutions, restructurings, ownership changes, partner redemptions, and other structural matters.

Ensure that transactions and cash movements are properly executed, documented, and recorded at the appropriate legal-entity level.

Leadership & Administration

Lead and develop a five-person finance and accounting team. Establish responsibilities, review processes, and internal controls that allow the organization to efficiently manage a large number of entities and transactions.

Manage relationships with external accountants, attorneys, banks, lenders, property managers, insurance professionals, and other service providers.

Continuously improve treasury, accounting, reporting, and transaction processes while maintaining the flexibility required in an entrepreneurial family-office environment.

Qualifications

The successful candidate should have substantial experience in real estate finance, family-office finance, or a closely related environment, with demonstrated responsibility for complex real estate transactions and multi-entity financial operations.

A CPA, MBA, or comparable professional credential is preferred, although significant relevant real estate and family-office experience may be equally important.

The position requires strong financial judgment, exceptional attention to detail, transaction-management capability, discretion, responsiveness, and the ability to manage numerous priorities and entities simultaneously.

The ideal candidate is proactive and comfortable taking ownership. Rather than waiting for issues to be identified by others, the CFO is expected to anticipate financial, accounting treasury, tax, financing, and transaction requirements and ensure the appropriate resources are in place to address them.

This is a full-time, onsite position in Los Angeles. The role requires close interaction with the principal, finance and accounting team, and outside professionals and is best suited to an executive comfortable working in a hands-on, entrepreneurial family-office environment.
