Community Manager - Stockwell

Job Description Summary This role manages the day-to-day operations of an assigned property, including leading the property team, daily activities, and resources to achieve budgeted financial and operational goals. Ensures operation complies with applicable laws and company policies related to multi-family housing operations. Responsibilities Assist in developing budgets for the property by analyzing financial statements, reviewing marketing information, and using operational reports to identify historic and projected performance patterns. Meet targeted revenues by setting rent rates, ensuring timely collection and posting of rent and fees, processing deposits, and preparing monthly financial status reports. Approve invoices from vendors, contractors, and service providers; verify insurance certificates, code charges correctly, and coordinate communication among vendor/contractor, accounting, and the client/owner as needed. Control expenditures within the approved budget and manage petty cash balances and maintenance. Oversee lease enforcement: review applications, apply discounts and renewals, conduct periodic inspections, follow notice requirements, evict residents when appropriate, and manage late fees as allowed by the lease. Gather and analyze market and economic trends to influence short- and long-range marketing and leasing strategies that achieve occupancy and revenue goals. Promote resident satisfaction by responding to complaints and service requests promptly and taking appropriate action; ensure maintenance staff meet company standards for responding to resident service requests. Conduct regular property inspections to ensure safety, cleanliness, and appearance of property, grounds, buildings, and amenities. Supervise staff: interview, hire, orient, train, and evaluate performance in line with company policies and values. Assist in managing client/owner relationships: meet with owners, provide property performance updates, conduct property tours, and respond to owner requests as needed. Complete accounting, financial, administrative, and other reports as required and perform other duties as assigned. Basic Knowledge & Qualifications Bachelor’s degree from an accredited college or university preferred in Business Management, Real Estate, or related field. 4–6 years minimum of relevant experience in property management, sales, marketing, and customer service to manage daily apartment operations, resolve customer issues, complete financial documents, increase revenues, and coordinate a team. Ability to manage multiple priorities in a fast-paced environment. Excellent communication, conflict resolution, and customer service skills. Detail-oriented, self-motivated, and able to work independently or as part of a team. Specialized Skills All licenses and/or certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property; ensure on-site staff with access to the golf cart also hold valid licenses. Proficiency with internet, word processing, spreadsheet, and database software to complete required reports and documents. Strong proficiency with property management software (preferably Entrata, Yardi, and/or OneSite). Supervisory experience with the ability to hire, lead, direct, evaluate, and manage staff including maintenance personnel. Travel / Physical Demands Work primarily in an office environment with potential exposure to outdoor conditions; must be able to access all parts of the property and amenities. Ability to push, pull, lift, carry, or maneuver up to 20 pounds independently and up to 50 pounds with assistance.
