Position Summary

The Facility Maintenance Technician is responsible for maintaining the company's buildings, grounds, equipment, and facility systems in a safe, clean, functional, and professional condition.

This position performs routine preventive maintenance, inspections, minor repairs, troubleshooting, and general facility upkeep. The Facility Maintenance Technician also assists with coordinating outside contractors when repairs or services require specialized or licensed vendors.

The position requires a strong focus on safety, preventive maintenance, timely repairs, documentation, and minimizing disruption to operations.
Essential Duties and Responsibilities

Building Maintenance:

• Perform routine inspections of the building, warehouse, offices, shop areas, docks, and exterior property.
• Complete minor carpentry, drywall, painting, caulking, and general building repairs.
• Repair and adjust doors, locks, hinges, door closers, handles, shelving, and other building hardware.
• Replace damaged ceiling tiles, wall panels, trim, and similar building components.
• Identify roof leaks, water intrusion, damaged walls, concrete deterioration, and other facility deficiencies.
• Perform minor plumbing repairs including faucets, toilets, drains, valves, and leaks when appropriate.
• Perform minor electrical maintenance such as replacing lamps, fixtures, switches, receptacles, and batteries when permitted and qualified.
• Troubleshoot facility issues and determine when an outside contractor is required.

HVAC and Mechanical Systems:

• Perform basic inspections of heating, ventilation, and air-conditioning equipment.
• Replace HVAC filters according to the preventive maintenance schedule.
• Inspect thermostats, vents, rooftop units, exhaust fans, and related equipment.
• Monitor facility temperatures and report or correct abnormal conditions.
• Coordinate HVAC service and repairs with qualified contractors when necessary.
• Maintain mechanical rooms in a clean, organized, and accessible condition.

Warehouse and Dock Maintenance:

• Inspect dock doors, dock levelers, dock seals, bumpers, restraints, and related equipment.
• Perform minor repairs and adjustments to warehouse and dock equipment.
• Inspect warehouse floors for cracks, damage, trip hazards, or other unsafe conditions.
• Maintain bollards, guardrails, barriers, signage, and protective equipment.
• Assist with pallet racking inspections and report damaged or unsafe racking.
• Maintain pedestrian walkways and designated safety areas.
• Assist with minor repairs to warehouse equipment when qualified.

Safety and Compliance:

• Conduct assigned facility safety inspections.
• Inspect emergency exits and exit routes to ensure they remain clear and accessible.
• Perform documented monthly fire extinguisher inspections.
• Inspect emergency lighting and exit signs.
• Report fire protection system deficiencies or damage immediately.
• Maintain required inspection and maintenance records.
• Identify and correct unsafe facility conditions whenever possible.
• Immediately report serious hazards to management.
• Follow OSHA requirements, company safety policies, lockout/tagout procedures, and other applicable safety requirements.
• Assist management with corrective actions resulting from safety inspections.

Grounds and Exterior Maintenance:

• Maintain parking lots, sidewalks, entrances, loading areas, and exterior grounds.
• Pick up debris and maintain exterior housekeeping.
• Perform minor landscaping and grounds maintenance as needed.
• Inspect exterior lighting, fencing, gates, signs, drains, and building components.
• Identify pavement, concrete, drainage, or trip hazards.
• Maintain storm drains and drainage areas so they remain free of debris.

Snow and Ice Control:

• Assist with snow removal and ice control activities.
• Operate snow removal equipment when trained and authorized.
• Apply salt or ice-melting products to sidewalks, entrances, loading areas, and other designated areas.
• Monitor walking surfaces and high-traffic areas for slippery conditions.
• Coordinate with outside snow-removal contractors when applicable.
• Document snow and ice control activities when required.

Preventive Maintenance:

Perform and document preventive maintenance according to established schedules, including:

• Daily facility observations
• Weekly facility inspections
• Monthly safety inspections
• Fire extinguisher inspections
• Emergency lighting and exit sign checks
• HVAC filter replacement
• Dock equipment inspections
• Door and overhead door inspections
• Plumbing inspections
• Lighting inspections
• Roof and drainage observations
• Exterior building inspections
• Parking lot and sidewalk inspections

Maintain accurate records of completed preventive maintenance activities.

Work Orders and Repairs:

• Respond promptly to facility maintenance requests.
• Prioritize repairs based on safety, operational impact, and urgency.
• Document work performed and materials used.
• Follow up to verify repairs have corrected the reported problem.
• Maintain a list of outstanding facility repairs and projects.
• Notify management of repairs requiring significant expense or outside contractors.

Contractors and Vendors:

• Assist with scheduling outside contractors and service providers.
• Provide contractors with access to appropriate work areas.
• Monitor contractor activities while on company property when required.
• Verify work has been completed before closing maintenance requests.
• Report contractor safety concerns to management.
• Maintain service records, inspection reports, and vendor documentation.

Tools, Parts, and Supplies:

• Maintain company tools in safe operating condition.
• Maintain an organized maintenance work area.
• Monitor inventory of commonly used maintenance supplies and replacement parts.
• Notify management when supplies or replacement parts need to be ordered.
• Properly store chemicals, paints, lubricants, batteries, and maintenance products.
• Maintain Safety Data Sheets (SDS) when applicable.

Additional Responsibilities

The Facility Maintenance Technician may also assist with:

• Moving office furniture and equipment
• Installing shelving and storage systems
• Facility improvement projects
• Equipment relocation
• Seasonal facility preparation
• Setting up work areas
• Waste and recycling coordination
• Pest-control coordination
• Security hardware and camera mounting
• Minor vehicle or trailer facility-related repairs
• Emergency facility repairs
• Other maintenance duties assigned by management

Qualifications

Required-

• High school diploma or equivalent.
• General knowledge of building and facility maintenance.
• Basic mechanical aptitude.
• Ability to safely use hand and power tools.
• Ability to troubleshoot basic facility problems.
• Ability to work independently and prioritize multiple maintenance requests.
• Ability to maintain accurate maintenance and inspection records.
• Valid driver's license when driving company vehicles is required.
• Ability to communicate effectively with employees, management, contractors, and vendors.

Preferred-

Experience in one or more of the following areas is preferred:

• Commercial building maintenance
• Warehouse maintenance
• HVAC
• Plumbing
• Electrical
• Carpentry
• Dock equipment
• Material-handling equipment
• Snow and ice removal
• Preventive maintenance programs

Trade certifications or specialized maintenance training are beneficial but not required unless necessary for specific regulated work.
Physical Requirements

The employee must be able to:

• Frequently stand, walk, bend, kneel, crouch, climb, and reach.
• Safely use ladders and step ladders.
• Work in warehouse, shop, mechanical, and outdoor environments.
• Work in hot and cold weather conditions when necessary.
• Lift and carry up to 50 pounds
• Perform physical maintenance activities throughout the workday.
• Safely operate maintenance equipment after receiving appropriate training.

Safety Expectations

The Facility Maintenance Technician is expected to make safety a priority in all maintenance activities.

The employee must:

• Follow company safety policies and procedures.
• Use required personal protective equipment (PPE).
• Follow lockout/tagout procedures when applicable.
• Never perform electrical, HVAC, fire protection, plumbing, or other regulated work beyond their training, qualifications, or authorization.
• Immediately report unsafe conditions that cannot be corrected.
• Maintain clean and orderly work areas.
• Properly secure tools, ladders, equipment, and maintenance materials.

Work Schedule

Normal work schedule: Monday - Friday

The position may require occasional early morning, evening, weekend, or emergency work due to facility repairs, weather conditions, snow and ice events, or operational needs.
