Business Development Manager - Real Property Management Ascend Full-Time | On-Site | $70K Base | OTE $125K-$150K+ | Uncapped Commission | Plano, TX THE OPPORTUNITY At Real Property Management Ascend, we're building something meaningful in the DFW market - helping property owners grow wealth while delivering best-in-class management. This is not a traditional corporate sales role. This is an opportunity to help build a business from the ground up, create your own book of business, and directly influence the growth of a company backed by one of the largest residential property management franchise networks in the country. Top performers can realistically earn $125K-$150K+ in year one through a combination of base salary, commissions, leasing bonuses, and recurring residual income. We're actively building this function and looking to bring the right person on board quickly. As a growing local operator backed by Real Property Management's national systems, training, and infrastructure, we're building a high-performance team focused on long-term growth. This role requires consistency, discipline, and comfort operating without daily structure - you'll own your activity and your outcomes. We're looking for a driven Business Development Manager who wants more than just a sales role - this is an opportunity to own your market, build a book of business, and be the face of a growing brand. The primary responsibility is generating new management agreements and growing the portfolio through prospecting, networking, relationship-building, and follow-up. While you'll work closely with operations, your success is measured by new business generated, not by managing the existing portfolio. WHAT YOU'LL DO Generate your own pipeline through proactive outreach, consistent networking, and disciplined follow-up - opportunity doesn't come to you, you go create it Build relationships with investors, property owners, real estate agents, and referral partners Convert leads into signed management agreements Conduct property walkthroughs and deliver high-value proposals Represent RPM Ascend in the market - at investor groups, BNI, Chamber events, and beyond Own your pipeline from first conversation to close Work closely with operations to onboard new clients smoothly WHAT SUCCESS LOOKS LIKE In your first 90 days: High daily outreach activity - calls, emails, and in-person touchpoints - with consistent pipeline momentum Active presence at 2+ networking events or investor meetups per month A growing pipeline with qualified leads moving through the sales cycle Minimum 3 signed management agreements by day 90 Ongoing: Monthly new door targets met or exceeded High conversion rate from proposal to signed contract A referral network that generates inbound opportunities over time Becoming a recognized name in the DFW investor community WHO YOU ARE Comfortable with outbound - you pick up the phone, follow up without being asked, and build from scratch Someone who handles rejection and stays consistent - activity doesn't drop when things get tough A natural connector who earns trust quickly and maintains it over time Performance-driven and accountable - you know your numbers and own your results Organized, consistent, and disciplined in your follow-through A self-starter who doesn't need to be managed to stay active THE VISION Real Property Management Ascend is building a growing portfolio of residential rental homes across DFW. The long-term goal is to become one of the most recognized property management firms in the market while delivering excellent service to owners and residents. The person in this role will play a direct part in helping us grow from where we are today to 150-200+ homes under management over the coming years. WHO THIS ROLE IS NOT FOR This role is probably not a fit if: You prefer leads to be handed to you You dislike networking, prospecting, or outbound outreach You are looking for a highly structured corporate sales environment You need constant direction and oversight to stay productive This role is best suited for a self-starter who enjoys building relationships, creating opportunities, and owning results. REQUIREMENTS Proven sales, business development, or relationship-building experience - with a track record of outbound success Proven ability to prospect independently and close contracts Familiarity with the DFW market and its real estate investor community CRM and Microsoft Office proficiency Real estate experience is a plus but not required. COMPENSATION $350 commission + 15% leasing bonus (15% of first month's rent) - both paid upon tenant placement and first rent collection Tier kicker: $500/door retroactive in any month you close 9+ agreements Residual income: $12/door/month from month 4 - your book of business keeps paying you Multi-property clients: commission and leasing bonus apply to every door. If an investor brings 5 properties, you earn on all 5. OTE: $125,000–$150,000+ This role is designed for a high performer who wants to be rewarded for creating growth. There is no cap on what you can earn. As the portfolio grows, so does your income.
