The role will help guide acquisition and portfolio strategy across the rental housing market in the Americas, with a focus on the U.S. apartment market. The position will work closely with our housing sector acquisition and asset management teams, bringing together top-down macro research with bottom-up intelligence. The role reports to the Global Head of Research and will collaborate on research spanning various rental housing subsectors including Affordable housing, manufactured housing, student housing, senior housing, single-family rentals, and more. The position sits within the broader Nuveen Strategic Insights team, which encompasses global real estate research, sustainability, proptech, and innovation. Our goal is to increasingly utilize the data from our own portfolio to garner differentiated market insights, so experience with large data sets is beneficial. The successful candidate will have a prominent role within the organization, held up as a subject matter expert in the residential sector. The role will present internally and may have opportunities to present externally to clients and at housing-focused industry events. Key Responsibilities and Duties Analyzes trends to identify winning themes, subsectors, and markets before readily apparent to the broader market. Prepares presentations and presents on market conditions, opportunities, and risks. Builds and contributes to existing quantitative models. Writes compelling thought pieces in both short-form (blog posts, articles) and long-form (white papers) Sources nontraditional datasets and utilizes internal data to help drive differentiated insights. Advanced analytical/reasoning skills to analyze disparate information flows based on market specific practice into a meaningful, relative-value basis. Advanced reasoning skills to effectively and timely identify viable investment opportunities which meet the long and short-term goals of multiple investor clients. Experienced and proficient in Excel. Related Skills Financial Analysis, Market/Industry Dynamics, Organizational Savviness, Research Methods, Research Synthesization Anticipated Posting End Date: 2026-09-01 Base Pay Range: $112,000/yr - $157,000/yr Actual base salary may vary based upon, but not limited to, relevant experience, time in role, base salary of internal peers, prior performance, business sector, and geographic location.
