As a Senior Estimator focused on developer clients, you will work remotely while partnering closely with ownership, project management, design professionals, and clients throughout the preconstruction process. Job Details The ideal candidate is an experienced commercial construction estimator with a strong understanding of developer-led projects and the ability to provide accurate conceptual budgets during the earliest phases of design. Responsibilities Lead conceptual estimating and preconstruction efforts for commercial development projects. Prepare detailed conceptual budgets, schematic estimates, design development estimates, and final construction estimates. Perform quantity takeoffs and comprehensive cost analyses. Review drawings, specifications, and project documents to identify risks, opportunities, and cost-saving solutions. Develop and present value engineering recommendations while maintaining project quality and design intent. Collaborate with owners, architects, engineers, consultants, and internal project teams throughout the preconstruction process. Solicit, evaluate, and level subcontractor and supplier proposals. Develop scopes of work and assist with bid packaging and procurement strategies. Maintain historical cost databases and market pricing intelligence. Mentor junior estimators and contribute to continuous improvement initiatives within the estimating department. Participate in client meetings, budget reviews, and project strategy discussions. Qualifications Bachelor's degree in Construction Management, Engineering, Architecture, or a related field preferred (or equivalent industry experience). 8+ years of commercial construction estimating or preconstruction experience with a general contractor or construction manager. Experience estimating developer-led commercial projects from conceptual design through GMP development. Strong understanding of commercial construction methods, building systems, and current market pricing. Experience with conceptual estimating, value engineering, cost modeling, and budget validation. Proficiency with Bluebeam, Microsoft Office Suite, and digital takeoff/estimating software. Experience with Sage Timberline, OST, Procore, or similar construction software is a plus. Excellent communication and presentation skills with the ability to build trusted client relationships. Strong organizational skills with the ability to manage multiple projects simultaneously. Self-motivated professional capable of working independently in a remote environment while collaborating effectively with project teams. Willingness to travel occasionally for client meetings, project kickoffs, and site visits as needed.
