MAINTENANCE TECHNICIAN

Full-time Location: Bloomington, MN Pay: $27- $38 per hour Are you mechanically inclined and enjoy working with your hands? Do you have a customer service mindset and enjoy solving problems? Are you working in Maintenance and looking for a new opportunity? If so, the Maintenance Technician at Level 10 Property Management is the job for you! In this position, you will be responsible for providing maintenance services in our apartment communities to include installation of appliances, HVAC, electrical work, and general repairs and maintenance of equipment. You will use your own vehicle to drive to a limited number of properties, and you will be reimbursed for mileage. We are ideally looking for someone with a positive attitude and strong work ethic who can work independently and as part of a team.

RESPONSIBILITIES:

Alwaysdemonstratequality customer service Demonstrate a positive attitude and work ethic to help keep the atmosphere friendly and productive Assists Property Manager/Portfolio Manager in carrying out the implementation of various policies, standards, procedures, and programs relating to the overall maintenance and upkeep of the property Initiates,performsand oversees maintenance projects Performs repairs according to requests received from residents ina timelyand satisfactory manner Responds to problems and find solutions to any repairs needed in on the premises, including installation of appliances, HVAC, electrical, etc.ina timelymanner. Coordinates andassistswith apartment turnovers that meet Level 10 standards Assistswith maintenance ofcommon areas(indoor and outdoor) as needed Follows the Preventive Maintenance Program guidelines by helping to perform an inspection on each apartment at least two (2) times per year and performing routine preventive maintenance ofcommon areasper schedule Develops andmaintainsrelationships with vendors, negotiates pricing and processes invoices Ensures compliance with all company, local,stateand federal safety rules Maintains and cares for equipment as may be necessary for its continuous operation Maintains an adequate inventory supply level while ensuring service shop is clean and organized Complies withall Federal and Local Fair Housing regulations and ordinances Maintains confidentiality of co-workers, management, owners, past and current residents, vendors, and all outside contacts Work with the service team to ensure the premises are presentable and safe for operations

QUALIFICATIONS:

Minimum1-3 years'experience preferred Ability to act independently and make decisions Strong verbal and written communication skills Able to multi-task and manage several projects and excel under tight deadlines HVAC and EPA licenses preferred Able to communicate effectively and efficiently with residents, team members, and vendors Previousplumbing, electrical, mechanical, drywall repairs, carpentry, and pool/spa maintenance preferred Computer knowledge MS Word, Excel, and Outlook Able to lift 50lbs or more High school diplomarequired Benefits: Medical, Dental, Vision, 401k, HSA with qualifying plan selection, FSA, Life insurance, Long-term disability, paid time off, paid holidays.
