The Facilities and Maintenance Manager is responsible for overseeing all aspects of facility upkeep, equipment maintenance, and sanitation operations within the manufacturing plant. This role ensures that production equipment, infrastructure, and sanitation programs operate safely, efficiently, and in full compliance with food safety, OSHA, and regulatory standards. The manager leads a team of maintenance technicians and sanitation staff, executes a comprehensive preventive maintenance (PM) program, and serves as the primary escalation point for repairs that exceed in-house capabilities.

KEY RESPONSIBILITIES

Sanitation Management

• Oversee and manage all sanitation operations across Raw, Packaging, Shipping, departments to maintain a clean and food-safe environment.
• Develop, implement, and audit Master Sanitation Schedules (MSS) to ensure all areas meet internal and regulatory cleanliness standards.
• Train and supervise sanitation personnel on proper chemical handling, SSOP procedures, and personal protective equipment (PPE) use.
• Conduct routine sanitation inspections and document findings; partner with QA to address any deficiencies prior to production start.
• Maintain chemical inventory and ensure compliance with SDS requirements and approved chemical lists.
• Ensure pre-operational and operational sanitation inspections are completed and records are always kept audit-ready.

Preventive Maintenance (PM) Program

• Plan, schedule, and execute a comprehensive preventive maintenance program for all production equipment, HVAC, refrigeration, compressed air systems, and facility infrastructure.
• Maintain and complete PM work orders, completion records, and equipment history logs within our maintenance tracking system.
• Coordinate PM activities with production scheduling to minimize downtime and avoid disruption to planned output.
• Track and report PM completion rates, overdue work orders, and equipment reliability metrics to plant leadership.
• Ensure all equipment is calibrated, lubricated, and operating within manufacturer specifications.
• Review and update PM frequencies and task lists based on equipment performance history and failure trends.

Repairs and Escalation

• Respond promptly to equipment breakdowns and facility issues; diagnose root cause and perform or direct corrective repairs.
• Assess repair complexity and determine when issues exceed in-house technical capability or require specialized trades (e.g., electricians, refrigeration contractors, boiler technicians).
• Escalate unresolved repairs to the Plant Manager and initiate the vendor or contractor engagement process, including obtaining quotes, scheduling work, and overseeing completion.
• Maintain a priority repair log and communicate status updates to operations leadership throughout the repair lifecycle.
• Ensure all emergency repairs are documented and followed up with a corrective action or long-term fix to prevent recurrence.
• Manage and maintain relationships with approved vendors, contractors, and OEM service providers.

Facilities Safety Oversight

• Ensure the physical plant, grounds, and all utility systems are maintained in a safe, functional, and compliant condition.
• Conduct regular facility walkthroughs to identify and address safety hazards, structural concerns, or code violations.
• Support OSHA compliance efforts including lockout/tagout (LOTO), confined space, and machine guarding programs.
• Coordinate with third-party inspectors for boiler, refrigeration, fire suppression, and other regulated system certifications.
• Partner with production, QA, and HR teams to support facility-related audit readiness

Team Leadership and Administration

• Hire, train, schedule, and evaluate maintenance technicians and sanitation staff; conduct performance reviews and administer corrective actions as needed.
• Lead daily shift meetings to communicate priorities, assignments, and safety reminders.
• Manage the department budget including labor, parts, supplies, and contractor costs; identify opportunities to reduce spending without compromising reliability.
• Maintain organized parts inventory and a stocked critical spare parts program to minimize downtime exposure.
• Prepare and present maintenance and sanitation KPI reports to plant leadership.

• High school diploma or GED required, Associate’s or Bachelor’s degree in Engineering, Industrial Technology, or related field preferred.
• Minimum 3 years of maintenance or facilities experience. Environment: food manufacturing or meat processing experience strongly preferred.
• Minimum 2 years in a supervisory or management role overseeing maintenance and/or sanitation teams.

Technical Skills

• Working knowledge of mechanical, electrical, pneumatic, and hydraulic systems.
• Familiarity with refrigeration systems, ammonia or Freon-based, and cold storage environments.
• Proficiency in reading and interpreting equipment manuals, schematics, and blueprints.
• Experience with CMMS or maintenance tracking software.
• Knowledge of food safety regulations, HACCP principles, and sanitation best practices (SSOP/MSS).

PHYSICAL REQUIREMENTS

• Ability to stand, walk, bend, and lift to 50 lbs regularly in a fast-paced manufacturing environment.
• Comfortable working in varying temperatures including cold storage areas (refrigerated and freezer environments).
• Must be available for on-call response to facility or equipment emergencies outside of scheduled hours.
• Ability to wear required PPE including hard hat, safety glasses, steel-toed boots, and hearing protection.
