Job Description

The Director of HVAC Project Management plays a leadership role within the Capital Projects and Reinvestment group, overseeing the planning and execution of infrastructure-related capital improvement projects and associated initiatives. This position is responsible for ensuring projects are delivered in accordance with company procedures, regulatory requirements, and industry standards, while also supporting the development, mentorship, and training of team members.

The Project Management group works closely with cross-functional stakeholders to guide projects from initial concept through completion, including project visioning, scope development, budgeting, underwriting, approvals, scheduling, and final delivery oversight.

Key Responsibilities:

• Lead and mentor a team of one to four direct reports.
• Partner with internal departments to identify project priorities and operational needs.
• Manage the preparation and coordination of project documentation, overseeing outside consultants and design teams from schematic design through construction documentation.
• Develop scopes of work, schedules, specifications, and organize technical project details.
• Coordinate the preparation of project budgets and capital requests, revising as necessary throughout the approval process. Maintain ownership of project financials and provide regular reporting in collaboration with the finance team.
• Work with consultants and internal stakeholders to develop presentation materials and exhibits for leadership review meetings. Present project updates and recommendations to senior leadership.
• Oversee the bidding process, including bidder coordination, RFI management, bid review, contractor selection, and pricing evaluations.
• Collaborate with the Construction Management team to support project execution, review contractor proposals, and identify value engineering opportunities where appropriate.
• Coordinate with Facilities, Design, Maintenance, and Recurring CapEx teams to minimize disruption to residents and onsite operations. Assist with project tracking software updates and financial reporting processes.
• Ensure project execution, budgeting, and operational strategies align with broader business objectives and long-term portfolio goals.

Additional Qualifications & Skills:

• Strong ability to read and interpret construction drawings, specifications, reports, building codes, and related building systems.
• Detail-oriented with the ability to manage multiple projects simultaneously.
• Knowledge of conceptual estimating, budgeting, and current construction pricing trends, particularly within Northern and Southern California markets, is preferred.

Preferred Education:

• Bachelor's degree in Mechanical Engineering preferred.
• Master's degree in Engineering or Architecture is a plus.

Experience Requirements:

• Minimum 10 years of experience in mechanical engineering design and/or project management.
• At least 5 years of leadership or team management experience required.

Additional Requirements:

• Active Professional Engineer (PE) license in the State of California required.
• ASHRAE HVAC Designer certification preferred.
• Valid California driver's license and proof of continuous vehicle liability insurance required. This role requires regular operation of a motor vehicle as part of the essential job duties.
• Travel to apartment communities throughout San Diego and Northern California is required.

Compensation & Benefits:
The anticipated base salary range for this role is $147,200 to $204,300 annually. Placement within the range will depend on factors including relevant experience, market conditions, internal equity, and geographic considerations.
