Install, troubleshoot, maintain, and repair commercial HVAC systems, ensuring proper operation and comfort throughout the facility.
Assess, service, and repair a wide range of commercial kitchen equipment, including ovens, fryers, refrigerators, freezers, ice machines, dishwashers, and food preparation equipment.

Maintain hydrotherapy pools and related equipment by performing regular testing, cleaning, and preventative maintenance to ensure proper chemical balance, cleanliness, and functionality.
Support fire suppression systems through annual inspections and monthly churn testing, helping to maintain compliance with safety requirements.
Maintain accurate records of all maintenance activities, repairs, inspections, and equipment history using a Computerized Maintenance Management System (CMMS).
Inspect the entire facility daily for faults, including cosmetic issues, and take initiative to repair, replace, or recommend appropriate corrective actions.
Perform additional building maintenance tasks including carpentry, doors and hardware work, painting, drywall installation and repair, and other general trade work as needed.
Help develop the annual repair and maintenance budget, including capital improvement programs, track expenses, provide monthly reconciliations, and update management on budget status.
Support the creation and ongoing refinement of a ten-year plan for facility equipment, contributing to long-term operational planning and lifecycle management.
Assist in the development and maintenance of the facility’s Emergency Action Plan, playing an active role in safety preparedness and response strategies.
Coordinate ongoing vendor relationships, including scheduling services, monitoring performance, and driving continuous improvement in service delivery.
Oversee capital projects from inception through completion, including direct supervision of subcontractors to ensure quality workmanship and adherence to timelines and specifications.
Prepare and submit legal requests related to vendor services, and finalize and execute vendor contracts for general repair and service agreements in collaboration with internal stakeholders.
Assist with future sustainability and “greening” initiatives by supporting projects and practices that improve environmental performance of the facility.
Stay current on best practices and procedures in building maintenance and improvements, applying new knowledge to enhance operations.
Set up orders with supply houses and procure building maintenance supplies, tools, and equipment in a timely and cost-effective manner.
Assist with inventory management of all equipment on the property, ensuring accurate records and availability of critical assets.
Support document and data retention for service and construction contracts, building drawings, insurance certificates, warranties, and instruction manuals, maintaining organized and accessible records.
Provide after-hours support as required, responding to building issues within specified timeframes, including emergencies such as power outages, plumbing leaks, fire alarms, and security breaches.
Collaborate with other technicians and staff on larger projects and shared responsibilities, while also working independently on assigned maintenance tasks.
Perform other related duties as assigned to support the safe, efficient, and reliable operation of the facility.
Essential Skills

Strong technical expertise in troubleshooting, diagnosing, and repairing commercial kitchen cooking and refrigeration equipment, pumping and filtration systems, and general mechanical systems.
Proficiency in minor electrical work, including troubleshooting circuits, replacing outlets, switches, and light fixtures, and performing minor electrical installations in accordance with safety standards and electrical codes.
Strong plumbing skills, including the ability to diagnose and repair leaks, clear clogs, and replace plumbing fixtures and components.
Ability to work independently on preventive maintenance and repair tasks while effectively collaborating with other technicians and staff on larger projects.

Strong computer skills, including proficiency with Microsoft Outlook, Word, Excel, and Teams for communication, documentation, and reporting.

Experience using a Computerized Maintenance Management System (CMMS) to track work orders, maintenance activities, and equipment history.
Experience supporting fire suppression systems, including coordination of annual inspections and monthly testing.
Experience overseeing capital projects and supervising subcontractors in a complex facility environment.
Experience with contract negotiation, preparation, and administration for repair and service agreements.
Strong organizational skills, with the ability to manage multiple projects simultaneously and adapt to an ever-changing work environment.
Demonstrated ability to maintain accurate documentation, including service records, contracts, building drawings, warranties, and manuals.
