Maintenance Technician (Roving)

The roving Maintenance Technician performs maintenance and repair work across multiple residential properties in the Portland metro area. You will be part of a skilled maintenance team, ensuring that buildings, common areas, and grounds are maintained to high standards while providing professional, responsive service to residents. This role requires flexibility to work at different locations, adapt to a changing schedule, and participate in after-hours emergency coverage.

• Perform a wide range of maintenance tasks, including basic plumbing repairs, basic electrical repairs, painting, carpentry, and lifting items up to 100 lbs.
• Troubleshoot and repair appliances, mechanical systems, and HVAC components as needed.
• Monitor common areas for cleanliness and quality, and regularly patrol grounds to remove trash and debris.
• Keep maintenance shops, storage areas, and workspaces organized, clean, and safe.
• Interact professionally and courteously with residents, responding to maintenance requests in a timely and respectful manner.
• Manage time effectively by scheduling and prioritizing daily tasks across multiple properties.
• Travel between assigned properties and work flexibly according to a changing weekly schedule.
• Provide after-hours maintenance coverage as part of the on-call rotation, wearing and responding to the emergency phone when scheduled.
• Respond to emergency situations dispatched through the answering service, including issues such as smoke or CO2 detector alarms, flooding, and active leaks, while following established safety protocols.
• Work in alignment with the organization’s values-based culture, demonstrating integrity, reliability, and a commitment to quality service.
• Collaborate with other maintenance team members and property staff to ensure smooth operations and consistent building standards.
• Follow all applicable Fair Housing and related laws and regulations in daily work and resident interactions.

• At least 2 years of property maintenance experience.
• Minimum of 1 year of experience with basic plumbing and painting.
• Minimum of 1 year of experience with appliance repair, motor maintenance, and HVAC systems.
• Demonstrated ability to perform basic electrical repairs and general carpentry work.
• Strong troubleshooting skills for mechanical, appliance, and building systems.
• High School Diploma or GED.
• Valid driver’s license with the ability to travel between multiple properties.
• Ability to understand and comply with Fair Housing laws and other applicable housing regulations.
• Strong organizational skills with the ability to schedule, prioritize, and manage multiple tasks.
• Clear and professional communication skills for interacting with residents and team members.
• Ability to work both independently and as part of a collaborative maintenance team.
• Physical ability to lift up to 100 lbs and perform hands-on maintenance tasks.
• Ability to participate in an on-call rotation and respond to after-hours emergencies.

• Experience providing maintenance services in a multi-unit residential environment.
• Familiarity with service, repair, and maintenance best practices for a variety of building systems and appliances.
• Comfort working with an answering service dispatch process for emergency calls.
• Attention to detail in maintaining clean, orderly, and safe common areas and workspaces.
• Reliability and flexibility to adapt to changing schedules and work locations.

You will work across well-maintained, attractive residential properties in the Portland metro area, primarily in Southwest Portland. The typical weekly schedule includes time at multiple communities (for example, Monday through Wednesday at one property, Thursday at another, and Friday at a third), with flexibility as operational needs change. The role involves hands-on maintenance work, frequent movement between units and common areas, and regular interaction with residents and team members. You will participate in an on-call rotation for after-hours emergencies, supported by an answering service that dispatches maintenance staff to urgent situations. This is a Contract to Hire position based out of Portland, OR.

The pay range for this position is $21.00 - $28.00/hr.
