Acquisitions Analyst The Acquisitions Analyst will be heavily involved in the acquisition and business development of both Asset and prospective clients. The job entails working alongside Acquisitions, Development, and Asset Management in researching and preparing analysis, financial modeling, and underwriting to guide decision‑making. Responsibilities Collect, analyze, and perform due diligence and underwriting of new investment opportunities. Provide general and financial modeling to analyze property performance and make recommendations for pursuing opportunities. Keep abreast of current industry market conditions and trends. Underwrite acquisition targets and prepare analytical reports. Review and propose budgets to analyze prospective acquisitions’ current actuals versus pro‑forma financials for hold/sell/refinance recommendations. Prepare and present presentation materials for new and existing investments. Provide support for the acquisition, financing, and disposition process. Assist with capital market activities, property asset management, and operational responsibilities. Assist with investor reporting requests. Facilitate and assist with monthly reporting, trending, forecasting, and projections. Make recommendations regarding the operation of the properties. Conduct escrow analysis, construction draws, replacement reserve reimbursements, and performance analysis for each property. Perform valuation of existing real estate assets based on historical operating and financial performance. Develop financial models of future real estate asset performance based on company operating standards and specific due diligence information. Compile, log, and interpret due diligence information relating to financial asset performance, real estate assets, physical asset condition, market conditions, and third‑party reports. Create financial models related to the development and construction of new real estate development projects. Conduct financial analysis of all transactions, including cash‑on‑cash return and leveraged/unleveraged returns. Prepare investment analysis packages including transaction overview, market overview, and results of financial analysis, including sensitivity analysis. Education & Experience Bachelor’s and/or Master’s Degree; preference in Finance, Real Estate, Economics, Business, or related field. Excellent critical reasoning, quantitative, and analytical skills. Deep understanding of financial concepts. Excellent interpersonal, written, and verbal communication skills.Proven organizational skills with attention to detail. Advanced Microsoft Excel knowledge and ability to manipulate large amounts of data in Excel. Past operational experience in residential property management. This job description is not all‑inclusive.
