JOB TITLE – Senior Leasing Consultant

SCOPE & PURPOSE

Under the daily direction of the Assistant Property Manager (if applicable) or Property Manager, the Senior Leasing Consultant is responsible for the leasing, marketing, reporting, and maintaining positive resident relations of multifamily residential apartment communities. They may be asked to perform other duties as assigned, as per their manager and/or Regional Director.

Pay Range - $19 to $29

Duties & Responsibilities

Duties & responsibilities may include, but not limited to:

Leasing

• Greets and qualifies prospects by covering all criteria (ask questions; utilize completed guest cards, etc.).
• Immediately records all telephone, electronic, and in-person leasing inquiries and visits in software system and on appropriate reports.
• Files and maintains own guest cards according to established procedures.
• Inspects vacant, model, and available “market ready” apartments and communicates related service needs to maintenance team member.
• Demonstrates community and apartment/model and applies product knowledge to client’s needs by communicating the features and benefits; closes the sale.
• Assists prospect with completing application, including gathering of required information and documents, and collects and records holding fees, as applicable, and security deposits in accordance with the company procedures and Fair Housing requirements.
• Processes/Screens applications for approvals, i.e., credit check, rental history, etc.
• Regularly, routinely, and accurately updates availability report, traffic report, and other such marketing-related reports as requested by owner or manager.
• Ensures leases and other documents and materials, keys, and leased apartment is ready for each new household on agreed date; orients new households to community; secures new residents’ signature(s) on appropriate paperwork prior to move-in.
• Immediately follows up with prospects that did not close and attempts to close sale again.
• Assists in monitoring renewals; distributes renewal notices and tracks lease renewals.
• Monitors advertising effectiveness and gathers information about market competition in the area, including routine visits to competitor properties to gather market information.
• Represents the company in a professional manner at all the times.
• Trains, mentors, and provides guidance to entry-level leasing specialists, as assigned.

• Accepts rental payments and ensures received rental payments are immediately given to the appropriate in-office party; always provides written or printed receipt of funds received from resident(s).
• Posts funds to resident’s ledger(s) or immediately gives to appropriate person.
• Maintains organized, current resident files.
• Maintains and records daily inspections for the community, including tour route, building exterior and interior common areas, and assists with occupied apartments’ bi annual inspections.
• Distributes all company or community-issued notices.
• Maintains accurate monthly commission records on leases and renewals.
• Assists management team with other various tasks as required.
• Consistently implements policies of the community.

Resident Retention

•Receives telephone calls and in-person visits. Actively listens to resident requests, concerns, and comments and coordinates verbal and/or written responses with property manager.
• Quickly completes maintenance service requests and assigns to maintenance team in software. Answers questions for residents about community, repairs, rent, rules, etc. Follows up in a timely manner if unable to respond immediately to residents on all matters.
• Ensures all maintenance repairs are handled satisfactorily by contacting residents with completed service requests.
• Maintains open and honest communication with supervisor(s), as well as residential staff.
• Contributes to cleanliness and curb appeal of the community on continuing basis.
• Assists in planning resident functions; attends functions and participates as host for any functions as directed.

Neighborhood Marketing

• Participates in outreach marketing activities on a regular basis to obtain prospective residents.
• Advises residents of referral concessions, if available.
• Assists in placing, removing/updating banners, balloons, bandit signs, flags, etc.
• Distribues newsletters, pamphlets, flyers, etc.
• Regularly and routinely conducts market surveys and shop competitive communities.

Safety Responsibilities:

• Learns and ensures compliance with all company, local, state, and federal safety rules.
• Ensures that known unsafe conditions are corrected in a timely manner.

Additional Responsibilities

• Attends all classes or company functions as required.
• All other duties as assigned.

Qualifications

• Minimum 3 years’ apartment leasing and/or apartment community management experience.
• LIHTC experience - Previous tax credit experience and deep knowledge of tax credit program
• Knowledge of and familiarity with Fair Housing laws and regulations required.
• High energy, assertive and creative individual that has the knowledge, experience, and commitment to get the job done.
• Professional, courteous attitude and appearance.
• Above average overall computer skills, specifically Microsoft Outlook and Excel, a must.
• Excellent written and verbal communication skills.
• Ability to lead teams successfully and efficiently.
• Demonstrated commitment to customer service and the ability to remain composed in a high pressure sales environment.
• Strong organizational and tracking skills.

Physical Requirements

• Involves work of a general office nature; typically includes extended periods of sitting and/or operation of a computer.
• May involve periods of standing, such as operating at a copier/fax/scanner.
• Involves movement between departments, floors, and properties to facilitate work.
• Involves work such as conducting tours throughout the property/portfolio, usually performed by walking and/or climbing stairs.
• Regularly required to talk, hear, and use hands and fingers to write and type.
• Ability to read and understand information and ideas presented orally and in writing.
• Ability to communicate information and ideas in writing and orally so others will understand.
• Regularly required to utilize vision abilities, allowing reading of printed material, graphics, computer displays and physical inspection of properties and sites.
• Able to lift up to 20 lbs.
