Maintenance Technician - NOVEL University Place

Job Description This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality. Property Details Property Name: NOVEL University Place Location: Charlotte, NC Property Type: Garden Stage: Stabilized Unit Count: 311 Schedule: Monday-Friday + rotating on-call schedule Essential Responsibilities Complete assigned work orders from resident requests, preventative maintenance, diagnosing defects, and making repairs according to policies, procedures, safety standards, and code requirements. Execute the make‑ready process for vacant apartments, including pre‑move‑out inspection, punch list creation, vendor scheduling, supply procurement, completion of maintenance tasks, and final inspection. Access and obtain materials, supplies, equipment, tools, and items from the maintenance department, track inventory, return unused items, and notify the supervisor about re‑ordering needs. Document and complete paperwork accurately and promptly to ensure proper tracking of service requests. Assist in maintaining grounds, common areas, and amenities by disposing trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed. Support cost‑cutting and expense control by fixing rather than replacing parts when possible, avoiding waste, and practicing correct use of tools and equipment. Other Responsibilities Comply with safety and risk‑management policies through routine safety meetings, OSHA and other required training, and prompt reporting of accidents and incidents. Periodically inspect contractor and vendor work to verify compliance with quality standards, scope, and specifications. Service Technician Duties Assist with routine and periodic property inspections to identify safety and risk‑management concerns, maintain property condition, and communicate needs to management. Physical Demands Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods. Work inside and outside in all weather conditions. Push, pull, lift, carry, or maneuver weights up to 25 lbs independently and 50 lbs with assistance. Potential travel to assist other properties, attend training, or business meetings. Work a flexible schedule, including calls during evenings, weekends, and holidays. Required Licenses or Certifications EPA Type 1 and II or Universal certification for refrigerant recycling (for Certified Service Technicians). All state and local certifications required by jurisdiction (for all Service Technicians). Valid driver’s license for golf cart operation on property, if applicable. Compensation The hourly range for this position is $23.00 – $25.00. Additional Compensation Corporate positions may be eligible for a quarterly or annual bonus program based on performance.
