Community Manager III - Upland, CA DAYS REQUIRED: MONDAY - FRIDAY Responsible for overall supervision and performance of the property. Duties include: Hiring, training, and developing a competent team. Managing daily operations directly or indirectly, reviewing daily rent recommendations and maximizing income. Collecting rents, implementing legal delinquent rent procedures, ensuring resident insurance compliance, adhering to screening criteria and retention procedures, and completing weekly reports. Approving invoices, ensuring timely and accurate data input, and completing other required reports. Reviewing and analyzing monthly performance, preparing variance reports, initiating annual budgets and forecasts. Identifying potential market challenges, educating staff and regional manager about competitors, and creating effective marketing plans. Ensuring recurring contract work (unit cleaning, painting, landscaping) is bid out routinely to assure quality and best price, confirming contractor insurance and lien waivers, and monitoring quality and timeliness of contractor performance. Implementing OSHA and other safety procedures, educating team on safety precautions, and maintaining up-to-date MSDS information. Identifying maintenance or capital projects with the maintenance supervisor, ensuring quality curb appeal meets standards, and identifying risk management issues. Reading, following, and implementing company handbooks, property policy manuals, and other governing documents. Qualifications Excellent problem‑solving, interpersonal, communication, and leadership/supervisory skills. Experience as a Community Manager. Strong sales skills. Ability to read, analyze, and interpret general business periodicals, write reports and business correspondence. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, and apply basic math concepts. Ability to solve practical problems and handle diverse variables with limited standardization. Knowledge of operations software used at the property level (Outlook, Internet, Excel, Word). Salary & Benefits Salary range is $95,000 – $105,000. Competitive compensation package includes a 401(K) match, rental incentive and renewal compensation, bonuses, and rental discounts.
