The Spirit of the Position The Facility Manager supports the Director of Operations with complete oversight of financials and operations of an assigned portfolio to ensure 24/7 professional parking management. As a company devoted to promoting an employee‑focused servant leadership culture, the Project Manager will support the programs and initiatives originating from our home office and help to support the individual needs of their operational teams throughout their assigned portfolio. Principal Job Duties Primary Contact: serve as the primary contact for operations. All questions and issues should be directed to the Manager for follow‑up. Performance Management of Personnel: responsible for staff performance, contract compliance, revenue procedures, and subcontract firms. Employee Relations: responsible for talent recruiting, hiring, employee retention, motivation, labor relations, workforce planning, and allocation. Operational Oversight: responsible for successful operations, maintaining corporate policies and procedures, maintaining, and reporting on expenses and revenues, managing all assets, and monitoring service performance goals. Operational Data: responsible for collecting, maintaining, and reporting all operational data, with support of the airport Division and Regional Team. Safety and Security: responsible for safety and security of customers, parkers, employees, and facilities by ensuring standards for safety, customer service, and professionalism are maintained. Regulatory Compliance: responsible for all governmental regulations and compliance with Local, Regional, State, and Federal established standards and procedures. Community Relations Maintain a positive community presence and be responsible for all community outreach activities. Develop client relationships and business retention. Ensure increased revenue, managed expenses, and customer satisfaction is maximized by maintaining the highest level of service thresholds and initiatives aligned with client expectations. Lead, direct, and develop team of employees to accomplish annual and periodic goals, while embodying LAZ Parking’s culture as a guideline. Identify high potential employees to support the organization’s continued growth. Plan and execute opening of new locations within assigned portfolio. Prepare budgets/monthly reviews of profit/loss by location. Organize and narrate parking management skills for staff. Understand, implement, and deliver all requirements outlined in contractual agreements between LAZ Parking and clients. Produce daily, weekly, monthly, and annual financial and operational reports. Manage, plan, schedule, train, and direct staff activities, potentially under Collective Bargaining Agreements. Serve as liaison to parking patrons and stakeholder groups impacted by operations. Implement and complete projects, programs, and initiatives that may arise from operations. Participate in labor contract management if applicable. Review and edit proposed parking, maintenance, etc. agreements. Communicate with local police and emergency management teams. Organize and manage oversight of event operations. Monitor, review, and analyze market rate structures. Additional related duties as assigned. Education Bachelor's Degree or equivalent work experience. Experience 5+ years in Management role. Knowledge of Excel, Word, PowerPoint and general Microsoft Office Applications. Skills Ability to seek improvement and create an environment of idea sharing and creative problem solving. Strong customer service skills and abilities. Ability to be approachable and facilitate coaching conversations with employees and managers. Ability to interpret policies, procedures, and standard business practices. Demonstrates a sense of urgency and timeliness. Physical Demands Will work in the elements – heat, wind, snow, rain, etc. Ability to lift, push, and pull at least 25 pounds. Ability to stand, walk, and run for extended periods of time. Ability to bend, stoop, squat, and lift frequently throughout a shift.
