The Opportunity The Maintenance Technician will be accountable for performing all daily tasks associated with the facilities and residential equipment across property. Duties include, but are not limited to, general repairs and services in all maintenance-related disciplines, e.g., carpentry, mechanical, plumbing, and minor electrical. Essential Duties & Responsibilities Maintain and repair HVAC, electrical, and plumbing equipment. Perform repair work, construction, and renovation work. Daily checks of pools and spas, including covering and uncovering pools and spas, balancing chemicals, and maintaining logs. Contribute to improving function and reliability of facility equipment and facilities through preventative maintenance and reports. Uphold all standard operating procedures put in place by the Director of Facilities and Facilities Manager. Maintaining and troubleshooting the building and equipment associated with rental units, club facilities and public spaces. Prioritize work orders and complete tasks accordingly. Work with outside contractors, as directed. Follow all safety regulations to provide a safer work environment. Perform all duties as assigned of the senior management team, as deemed appropriate. Complete assigned tasks, work orders, and maintenance procedures in a timely, safe, and correct manner. Document all maintenance and services in accordance with company guidelines. Maintain accurate records of all work activities, support materials including parts used, and supplies needed for projects. Qualifications Good knowledge and skills of construction trades including electrical, plumbing, drywall, painting, locksmith, and carpentry. Minimum of one (1) year experience in a construction or maintenance field or relevant experience preferably in a hotel/resort operation. Must be dependable and available to work within the property on weekends, nights and/or holidays based on business demands. Excellent organizational and time management skills. Strong written and verbal communication skills, strong decision‑making ability and attention to detail. The ability to interact with Associates and guest alike, in a fast‑paced environment, sometimes under pressure, remaining flexible, proactive, resourceful, and efficient, with a high level of professionalism. Driver’s license and clean driving record required. Pool experience CPO certifications preferred. Work hours will vary depending on the business needs. Typical hours are between 7:00am to 5:00pm in addition to being on call nights, weekends, and/or holidays for emergencies based on business demands. Working conditions is typical to those found in working outdoors, exposed to the weather, and working in the snow, mud, with uneven and sometimes slippery surfaces. When in the office, the work environment is characterized as that found in a typical office environment, with moderate temperatures and noise levels. Physical Requirements This is a physical demanding job where the incumbent is required to lift up to 50lbs on a regularly basis, stand; walk; reach with hands and arms and stoop, kneel, or crouch and do repetitive tasks with typical breaks. Employee will use power tools that vibrate or operate sharp cutting equipment. Working with heavy equipment requires employees to hear verbal communications and equipment operations. Interact with others requiring employee to verbally communicate as well as hear and understand spoken information. Operate manual and power tools requiring the ability to grip objects and move fingers and hands. See and read equipment operation manuals and safety instruction documents. Remain sitting or standing for long periods of time to perform work on landscaping and snow removal equipment. #J-18808-Ljbffr
