Senior Real Estate Financial Modeling & Investment Analyst

We are seeking an exceptionally skilled Senior Real Estate Financial Modeling & Investment Analyst to support financial planning, capitalization, investment analysis, and strategic evaluation of complex real estate development projects and related business ventures.

This is a contract-based opportunity with potential to develop into a long-term consulting or executive-level analytical role.

We are looking for an elite financial modeler—not simply a financial analyst who knows Excel.

The ideal candidate combines institutional-quality financial modeling capabilities with sophisticated knowledge of development economics, capital structures, complex transactions, and investment decision-making.

Scope of Responsibilities

Develop, maintain, and evaluate comprehensive financial models addressing:

• Development Economics: Land acquisition, entitlement, infrastructure development, horizontal improvements, phased lot deliveries, builder takedowns, costs, absorption schedules, revenues, and profitability.

• Debt & Equity Structures: Financing alternatives, construction and development debt, loan draws, interest accrual, refinancing, capital contributions, preferred equity, and institutional investment structures.

• Joint Ventures & Partnerships: Equity participation, capital accounts, preferred returns, distribution waterfalls, promote structures, and alternative partnership arrangements.

• Investment Analysis: IRR, XIRR, MOIC, NPV, equity multiples, discounted cash flow, sensitivity testing, and comparative investment returns.

• Transaction Modeling: Land sales, phased dispositions, option arrangements, builder purchase agreements, JV alternatives, recapitalizations, and monetization strategies.

• Cash Flow & Capital Planning: Monthly and quarterly cash flow, funding requirements, capital calls, liquidity needs, revenue timing, distributions, and long-term projections.

• Risk & Scenario Analysis: Base, upside, and downside cases; timing delays; cost escalation; absorption changes; financing sensitivities; and stress testing.

• Enterprise Financial Planning: Financial modeling and investment analysis across multiple projects, businesses, and investment opportunities.

Technical Qualifications — Essential

• Expert-level Microsoft Excel proficiency (10/10): advanced formulas, dynamic modeling, financial functions, linked schedules, scenario management, and sophisticated architecture.

• Demonstrated ability to build complex, fully integrated financial models from scratch, not only adapt existing templates.

• Advanced proficiency in real estate financial modeling methodologies and relevant software.

• Strong knowledge of debt/equity capitalization, project finance, investment underwriting, and partnership waterfalls.

• Ability to model multi-phase projects with interdependent schedules, multiple revenue events, and evolving assumptions.

• Expertise in auditing, debugging, identifying errors, sensitivity analysis, and clear documentation.

• Ability to translate complex investment concepts into accurate, organized, decision-ready models.

• Ability to explain results, assumptions, risks, and tradeoffs to ownership and senior management.

Preferred Background

Experience with institutional real estate investment, land development, master-planned communities, homebuilding, private equity, investment banking, development finance, or real estate investment advisory. Experience with REFM, ARGUS, or comparable tools and training is advantageous; exceptional Excel expertise is mandatory.

Competency Verification

Finalists should expect a practical financial modeling assessment, potentially using REFM, eSkill, TestDome, or a comparable advanced Excel test, together with a project-specific modeling exercise. We will evaluate actual modeling competency—not credentials alone.
