Community Manager

Community Manager The Community Manager oversees the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administrative, and risk management. The role requires an on‑site leader who ensures compliance with Asset’s policies, safety and fair housing guidelines, and liability concerns. Essential Duties & Responsibilities Personnel Management Regular/daily onsite attendance required. Screen, hire, train, coach, and develop on‑site staff using consistent techniques and company directives. Provide ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks. Complete weekly and daily office and maintenance staff schedules and assignments. Effectively manage performance issues, document outcomes, communicate with supervisors and HR, and terminate when necessary. Promote staff harmony and quality performance through support and effective leadership. Ensure staff compliance with company policies and procedures. Financial Management Maximize net operating income through effective cost control, revenue enhancement, leasing improvement, and trend analysis. Develop yearly operating budgets and forecasts. Reconcile deposits, rent collections, and charges promptly. Reconcile vendor invoices and ensure accurate coding. Ensure property closeout completion on time and accurate ownership financial reports. Strategic Leasing Management Develop yearly marketing plans and utilize marketing systems. Ensure effective leasing techniques to secure closures and maintain accurate documentation. Handle resident complaints, concerns, and requests to maintain satisfaction. Implement resident retention programs such as events, promotions, and newsletters. Show, lease, and move in prospective residents. Administrative & Maintenance Management Ensure accurate and timely administrative and leasing reporting. Lead the emergency team and handle property emergencies per company guidelines. Monitor maintenance service request turnaround and responsiveness. Maintain property appearance and complete repairs promptly through regular inspections. Plan and utilize property resources, equipment, and supplies economically. Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency. Education & Experience High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or one to two years related experience and/or training; or an equivalent combination of education and experience. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Proficiency in all on‑site software functions; basic computer skills required. Basic knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Communicate with others repeatedly; perform motions involving wrists, hands, and fingers; assess accuracy, neatness, and thoroughness of assigned work. Ability to work overtime, weekends, and night hours (emergencies). Stand or sit for prolonged periods; move between worksites; climb ladders, stairs, scaffolding, and step stools; handle overhead tasks; lift and move objects up to 25 lbs. Operate machinery, power tools, motor vehicles, and golf carts. Work in various environments, including tight spaces, outdoor conditions, and exposure to hazardous chemicals or extreme temperatures. License & Equipment Reliable transportation required due to emergency on‑call duties.
