Project Manager

Overview PROJECT MANAGER - WORK LOCATION: LOS ANGELES, CA Responsibilities Independent management of all project aspects with oversight of multiple projects in various phases simultaneously. Review and coordinate construction documents, including contracts with architects, general contractors, and low-voltage/furniture vendors. Read architectural plans and review specifications for accuracy, code compliance, and regulatory conformity. Evaluate the physical condition of building envelopes, interior finishes, and core MEP systems to identify maintenance or renovation needs. Develop and control project scope, budgets, and schedules. Review reconciliation documents timely for accuracy and ensure approval of authorized payments only. Monitor and coordinate construction activities with diverse project stakeholders in a fast-paced environment. Negotiate and prepare change orders; vet contractors on price, legal and financial ability to perform the work. Facilitate project team and client meetings; communicate clearly to decision-makers; adapt to project challenges and elevate issues when appropriate. Qualifications Professional Experience: Minimum 5 years of project management experience with concurrent field construction experience. Educational Background: Degree in Architecture, Civil Engineering, Construction Management, or a related field. Technical Proficiency Construction Oversight: Skilled in reviewing and coordinating construction documents, including contracts with architects, general contractors, and low-voltage/furniture vendors. Physical Assessment: Capable of evaluating the physical condition of building envelopes, interior finishes, and core MEP systems to identify maintenance or renovation needs. Software: Proficiency in the Microsoft Office Suite (Word, Excel, PowerPoint). Project & Financial Management Controls: Ability to develop and control project scope, budgets, and schedules. Financial Oversight: Expertise in reviewing reconciliation documents timely for accuracy and ensuring the approval of authorized payments only. Field Coordination: Experience monitoring and coordinating construction activities with diverse project stakeholders in a fast-paced environment. Financial Administration: Skilled in negotiating and preparing change orders. Responsible/Responsive Bidders: Ability to vet contractors not just on price, but on their legal and financial ability to perform the work. Communication & Leadership Leadership: Strong leadership presence with the ability to facilitate project team and client meetings effectively. Communication: Excellent verbal and written skills, with the ability to present information clearly and concisely to decision-makers. Problem Solving: Ability to adapt to project challenges, recognize critical issues, and elevate them to leadership when appropriate. Experience in the following is desirable Professional Certifications: Relevant industry certification such as PMP (Project Management Professional), CCM (Certified Construction Manager), or LEED AP. Regulatory Knowledge: Strong familiarity with ADA (Americans with Disabilities Act) standards. Practical experience with the County of Los Angeles Building Code and standards. Knowledge of Public Contract Code and CEQA (California Environmental Quality Act) requirements. Specialized Knowledge: Familiarity with commercial office furniture systems and major industry manufacturers.
