Job Description Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals. Essential Responsibilities Perform all sales and leasing activities to achieve the community’s revenue and occupancy goals by greeting and qualifying prospects, conducting tours, processing applications, credit screening, background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in and ensure they are move‑in ready; schedule any outstanding items with the maintenance team. Stay informed about market and competitor conditions; develop and implement short‑ and long‑term marketing plans and goals to sustain occupancy, and follow established policies related to concessions, specials, and programs. Design and execute marketing activities to drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools (Craigslist, Facebook, e‑mail, other websites), and community‑specific plans. Use on‑site property management software to track availability, record traffic and leasing activities, manage data, and capture critical demographic information. Ensure the community and show units meet company standards for quality by inspecting, communicating maintenance needs, merchandising, and preparing the leasing office for daily activities. Follow up with prospects and new residents to ensure satisfaction by e‑mail, thank‑you notes, cards, or calls to finalize leasing decisions. Execute lease renewal program by preparing renewal letters and packages, contacting renewing residents, and ensuring renewal documents are signed on time. Respond quickly and courteously to resident and client/owner concerns, and take prompt action to resolve problems or document and convey requests. Required Licenses or Certifications All licenses and/or certifications required by state and local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas. Work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet). Push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required to assist other properties, attend training, meetings, or other situations necessary. Work flexible schedule, including evenings, weekends, and holidays. Bilingual highly encouraged Weekends are required Additional Compensation Many factors determine pay within the posted range including business requirements, prior experience, current skills, and geographical location. Corporate Positions: base salary plus eligibility for quarterly or annual bonus based on individual and company performance. Onsite Property Positions: base salary plus eligibility for weekly, monthly, and/or quarterly bonus programs.
