Job Overview This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing new residents, providing resident satisfaction throughout the lease term, and securing resident lease renewals. Essential Responsibilities Perform all sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting community tours and apartment showings, processing applications, credit screening, and criminal background checks, preparing lease and move‑in packages, and ensuring a smooth resident move‑in and lease signing. Inspect apartments prior to resident move‑in, ensure apartments are move‑in ready, and schedule outstanding items with the maintenance team. Stay informed about market and competitor conditions that may impact occupancy and sales results; develop and implement short‑ and long‑term marketing plans and goals; follow community policies on concessions, specials, and programs. Design and execute marketing activities to create and drive traffic to the community, including resident referral and employer outreach programs, internet marketing tools, and other community‑specific marketing plans, drives, and specials. Use on‑site property management software (OneSite, Yardi, etc.) to track availability, record traffic and leasing activities, manage resident and prospect data, and capture critical demographic information. Ensure show units meet company standards for show quality by daily inspecting the marketing corridor and leasing tours, communicating maintenance needs, merchandising units, and preparing the leasing office for daily leasing activities. Follow up with prospects and new residents to ensure satisfaction by sending e‑mail, thank‑you notes, and cards or making telephone calls to finalize lease or renewal decisions. Support the lease renewal program by preparing renewal letters and packages, meeting with renewing residents before move‑out dates, and ensuring renewal documents are signed and implemented on time. Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems or convey requests to the appropriate individual. Provide bilingual communication if required (Bilingual highly encouraged). Work weekends as required. Required Licenses or Certifications All licenses and/or certifications required by State and Local jurisdictions. Valid driver’s license to operate a golf cart on property. Physical Demands Incumbents must stand, walk, and/or sit for extended periods; bend, stoop, climb ladders, reach, and carry objects; crawl in confined areas; work inside and outside in all weather conditions; push, pull, lift, carry, or maneuver up to 25 pounds independently and 50 pounds with assistance. Rare or regular travel may be required. Incumbents must work a flexible schedule, including evenings, weekends, and holidays. Additional Compensation Pay is determined by business requirements, experience, skills, and location. Corporate positions may be eligible for quarterly or annual bonus programs based on individual and company performance.
