We are more than a job for employees.Job SummaryA Maintenance Technician III oversees the day-to-day maintenance operations of assigned properties. The Maintenance Technician is a key member that ensures the upkeep and safety of the property and will jump in and work alongside the team. Work involves indoor and outdoor environments and flexibility to adapt to unplanned events, while remaining resourceful and efficient. Works in coordination with the Associate Director of Facilities to ensure the maintenance teams deliver Safe, Appropriate and Sanitary Housing to all our residents.Key ResponsibilitiesContribute to caring and positive working and living environments for all employees and residentsAssist in enforcing safety regulations; identify and report and/or correct safety hazards.Perform custodial duties such as cleaning, mopping, emptying trash, replacing light bulbs, etc.Maintain, diagnose, and repair all aspects of physical building, outdoor areas, parking areas, and individual units including but not limited to electrical, plumbing, HVAC, etcManages and prioritizes work orders in Yardi (or like program) in collaboration with the Assistant Community and Community ManagersMonitor and replenish maintenance inventory based on property needs, while staying within budgetGeneral carpentry duties to prepare apartments for move-in; including but not limited to cleaning, painting, repairing, replacing, and/or refinishing surfaces, windows, appliances, window coverings, flooring, etcMove common space furniture, supplies, and equipment.Maintain regular inventory of needed supplies including but not limited to tools, equipment, safety and safeguards tools, and chemicalsRegularly attends staff meetings and assigned trainingsCoordinate with Property and Facilities Management to acquire vendors as necessaryEnter completed work orders into the Software system with all detailed information pertaining to each repairSupports with training of new Maintenance team membersOther duties as assigned.Reporting + Organizational RelationshipsThis position will report directly to the Community Manager and does not have any supervisory responsibilities.Compensation & ClassificationCCH is committed to paying competitive wages. The salary range for this position is $25.50 - $30.30 in California and $22.24- $28.24outside of California. CCH has a competitive benefits package with health, dental, vision, and life insurance, 8% of an employer contribution for retirement, and more. This is a full-time, non-exempt position. Prolonged periods of walking, bending, climbing, manual manipulations and use of hand tools. Must be able to regularly lift, move and carry items over 50lbs. Physical demands also include continual sitting, typing, and repetitive computer use for up to 8 hours a day.
