Who We Are

Level Up REI is a done-for-you Meta ads agency built exclusively for real estate investors — wholesalers, flippers, and acquisition teams who need a consistent pipeline of off-market seller leads. We manage millions in annual ad spend, and we're onboarding 15–20 new clients every month. This isn't a startup figuring things out. The systems are built. We need someone who can run inside them and make them better.

The Role

You'll own the client campaign performance end-to-end. That means you're not just watching CPL — you're tracking cost per appointment, cost per deal, quality rate, and actual ROI at the bottom of the funnel. You'll be expected to diagnose underperformance fast, scale what's working without hesitation, and cut waste before it compounds.

You'll also contribute to the creative engine, writing ad concepts, building new angles, directing UGC and video assets, and testing image ads, all within a proven framework that's already generating results.

Compensation:

$15 - $20 hourly

Responsibilities:

What You'll Do

• Manage and optimize Meta ad campaigns across a portfolio of client accounts, each with unique markets, budgets, and KPIs
• Monitor and report on full-funnel metrics: CPL, cost per qualified lead, cost per appointment, cost per deal, and conversion rates at every stage
• Identify wasted spend at the ad set and creative level and act on it daily
• Develop and test new ad creatives, hooks, scripts, and visual concepts, grounded in real performance data
• Collaborate with fulfillment and client success to connect media buying decisions to downstream outcomes
• Maintain a standard of work that justifies the trust clients place in us with their ad budgets

Qualifications:

Who This Is For

You've managed real spend, not boosted posts, not $20/day test budgets. You understand how to run a campaign spending $5 -$30,000/month and how to read results at the ad level, not just the campaign level. You think in terms of unit economics, not vanity metrics. You've been in accounts where a bad day means thousands wasted, and you've built the habits to prevent that.

You don't need to be told to check accounts. You don't need a checklist to know when something's off. You already have a system, and you're looking for a place that will let you use it at scale.
