COMMUNITY MANAGER

Responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. The position includes personnel, leasing, maintenance, financial, administrative, and risk management functions, ensuring compliance with company policies, safety protocols, and fair housing guidelines. Essential Duties & Responsibilities Personnel Management Manage recruitment, training, coaching, and performance of on‑site staff. Prepare weekly and daily staff schedules and assignments. Address performance issues and apply corrective actions. Promote staff compliance with company policies. Financial Management Achieve optimal net operating income via cost control and revenue enhancement. Develop yearly operating budgets and forecasts. Reconcile deposits, rent collections, vendor invoices, and financial reports. Ensure timely property closeouts and accurate financial reporting. Strategic Leasing Management Create annual marketing plans and secure leasing strategies. Maintain accurate leasing documentation and follow‑up procedures. Handle resident complaints and participate in resident retention programs. Show, lease, and move in prospective residents. Administrative & Maintenance Management Ensure accurate reporting for administrative and leasing functions. Lead emergency response and staff coordination during emergencies. Monitor service requests and maintenance turnaround times. Maintain property appearance and coordinate repairs via inspections. Manage property resources, equipment, and vendor relations. Supervise maintenance, construction, and rehabilitation activities. Education & Experience High School Diploma or equivalent; Bachelor’s degree or four years of housing industry experience preferred. One to two years of related experience or training acceptable. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills and proficiency with on‑site software functions. Knowledge of Fair Housing Laws and OSHA requirements. Physical Requirements Regular communication with colleagues and frequent physical activities (repetitive wrist, hand, and finger motions). Ability to work overtime, weekends, and nights during emergencies. Capacity to stand or sit for prolonged periods, move within work sites, ascend/descend ladders, stairs, and scaffolding. Ability to lift and move objects up to 25 lbs., operate machinery, power tools, and motor vehicles/golf carts. Work in various environments including confined spaces, overhead positions, extreme temperatures, and outdoor conditions. License & Equipment Reliable transportation required for emergency on‑call duties. Compensation and Benefits Salary Range: $65,000 per year to $70,000 per year.
