We are seeking a hands-on, results-driven Operations Manager to oversee the day-to-day performance, maintenance, and financial operations of a premier regional shopping center. This role offers the opportunity to protect and enhance the value of a high-profile property while leading teams, managing capital projects, optimizing expenses, and building strong relationships with tenants, vendors, contractors, and ownership. Excellent planning, organization, and time-management skills with the ability to prioritize and manage multiple activities simultaneously. Strong communication and interpersonal skills with the ability to work effectively with property teams, customers, contractors, vendors, ownership, and clients. Proven ability to lead, train, supervise, and collaborate effectively within a team environment. Adaptable and comfortable working in changing environments, handling ambiguity, and managing risk and uncertainty. Ability to quickly learn new processes, adapt to change, and effectively handle unfamiliar tasks and challenges. Strong customer service mindset with a friendly, helpful, and professional approach. Responsibilities: Oversee property operations to protect, maintain, and improve the owner’s asset while ensuring compliance with management agreements, leases, REAs, loan documents, and applicable regulations. Manage maintenance, repairs, preventative maintenance programs, safety practices, and compliance with local codes and regulations. Lead and schedule maintenance teams, providing effective communication, supervision, training, and performance oversight. Manage contracted services, including developing scopes of work, soliciting bids, monitoring performance, and ensuring contractual standards are met. Develop and manage multi-year capital plans, plans of action, and capital projects while ensuring timely and cost-effective completion. Oversee tenant construction projects in coordination with tenant representatives, contractors, and tenants. Monitor public safety reports, insurance claims, and incidents to identify trends, ensure follow-up, and implement preventative measures. Purchase building and maintenance supplies, machinery, and equipment as needed. Prepare and manage operating expenses and budgets, assist with forecasting, and support monthly and quarterly ownership reporting. Monitor in-house and contracted services, including security, landscaping, and janitorial services to ensure performance meets established standards. Utilize Microsoft Excel, Word, and PowerPoint to support property operations and reporting. Perform additional duties as needed to successfully operate the regional shopping center.
