The Opportunity

An opportunity to play a key role in the delivery of two exceptional, ground-up luxury condominium developments in Manhattan.

Working alongside senior project leadership and a highly experienced team of development and construction professionals, you will help drive the successful execution of high-rise residential projects where design excellence, technical coordination and uncompromising quality are fundamental to the finished product.

These are premium developments with sophisticated architecture, elevated interior specifications and extensive resident amenities. The role offers the opportunity to take meaningful ownership of project delivery, working across consultants, contractors and key stakeholders to turn ambitious design concepts into outstanding completed buildings.

We are looking for a technically strong, commercially aware Project Manager with experience delivering complex residential construction projects from the construction management or developer side. Someone who understands how to keep contractors accountable, maintain programme momentum, resolve issues proactively and protect the quality of the finished product.

The Role

You will be closely involved in the day-to-day management and coordination of two major high-rise residential developments, helping ensure that programme, budget, quality and design objectives are achieved throughout the construction lifecycle.

Key responsibilities include:

• Project delivery: Coordinate and drive construction activities across multiple project workstreams, maintaining visibility of progress, priorities, risks and critical milestones.
• Programme management: Monitor construction schedules, track critical-path activities, challenge delays and work proactively with contractors to maintain delivery momentum.
• Contractor management: Maintain close engagement with construction managers, general contractors and subcontractors, following up on outstanding actions, resolving issues and holding project participants accountable.
• Technical coordination: Manage the flow of RFIs, submittals, drawing reviews and design clarifications, ensuring technical issues are resolved efficiently and do not compromise progress on site.
• Cost and commercial control: Review budgets, change orders, subcontractor proposals and cost reports, identifying potential exposures and supporting informed commercial decisions.
• Quality assurance: Maintain rigorous standards across workmanship, finishes and construction detailing, ensuring the completed product reflects the intended design and specification.
• Consultant coordination: Work collaboratively with architects, engineers, interior designers and specialist consultants to resolve design conflicts and coordinate complex building systems.
• Risk management: Identify emerging risks, develop practical solutions and escalate critical issues early, with a focus on protecting programme, budget and quality.
• Reporting and documentation: Maintain accurate project records, meeting minutes, action trackers, schedules and progress reporting, ensuring stakeholders have a clear and reliable view of project status.
• Closeout and handover: Support the completion process, including punch-list management, defect resolution, commissioning coordination and the delivery of a high-quality finished asset.

What We're Looking For

We are seeking a Project Manager who combines strong technical foundations with the organisation, commercial judgement and communication skills required to deliver complex construction projects.

Essential experience

• A proven track record in project management on high-rise residential, luxury condominium or similarly complex premium construction projects.
• Experience working for a construction manager, general contractor or real estate developer, with direct involvement in construction delivery.
• Demonstrable experience coordinating contractors and subcontractors, tracking progress against programme and driving outstanding actions to resolution.
• Strong understanding of construction documentation, RFIs, submittals, change management, cost control and programme reporting.
• Experience using Procore or comparable construction project management platforms in a construction management or developer-side environment.
• A meticulous approach to project documentation, technical detail and quality control.
• Strong written and verbal communication skills, with the confidence to engage effectively with senior stakeholders and project teams.
• A relevant degree in Construction Management, Civil Engineering, Architecture or a related discipline.

Particularly valuable

• Experience delivering tall residential towers in a major urban market.
• Exposure to luxury condominium projects with complex architectural detailing, high-end interiors and extensive amenities.
• A track record of working closely with general contractors and specialist subcontractors to resolve site-level challenges.
• Experience managing projects with significant construction values and demonstrable cost-per-square-foot or project budget accountability.
• Familiarity with New York City construction practices, building requirements and the coordination challenges associated with high-rise development.
