Senior Project Manager (St. Louis-Based; No Travel Required)

Accountable for developing, maintaining, updating, distributing, and managing estimates; observing and monitoring the performance of the Superintendent; overseeing change orders and the billing process; supervising subcontractor performance; ensuring the project meets quality and performance specifications and regulatory requirements; managing the start-up of the project; reviewing costs against estimates for each total project; and updating labor productivity reports. Manages site logistics within budget and schedule, assesses constructability, and contributes to business development. Budget/Schedule/Cost Control Develops, maintains, updates, distributes, and manages estimates. Handles client change orders, selecting when to request and how to price them. Reviews construction strategy and approach with estimators and Business Development personnel during the bidding and proposal process. Negotiates work with prospective clients and recommends contract type when unspecified. Ensures the project schedule is developed and maintained. Monitors cost overrun risks and corrects estimating oversights. Ensures client receivables are paid and follows up on collections. Monitors construction progress relative to percent of contract billed. Reviews financial status of assigned projects, provides coaching to the Project Manager. Identifies and actively manages project risks including safety, insurance, security and compliance. Approves project expense reports and forwards them to the Vice President. Management Competencies Uses all project controls software effectively. Coordinates support functions including project start-up with internal and external team members. Provides direction and support during major project events. Assists with jurisdictional issues and informs upper management. Communicates needs to matrix managers and supervisors. Provides ongoing performance feedback and coaching to Project Managers. Conducts reviews with direct reports. Provides input to the appropriate VP regarding personnel performance. Identifies and develops employees for advancement. Creates, interprets and executes contracts. Manages change order process, billings and directs meetings. Manages disputes and ensures timely payment processing. Maintains positive, trusting relationships with key subcontractors. Manages all labor relations and jurisdiction. Implements company buy-out procedures. Construction Means and Methods Stages, prepares, phases, and sequences site logistics within budget and schedule; assesses constructability. Ensures projects comply with Company Quality Management procedures. End User Interaction Establishes rapport with project team including architects, engineers, owner and department managers. Builds relationships with prospective clients in assigned markets. Maintains positive relationships with clients and their agents. Keeps the Vice President informed on client relationships and upcoming work. Ensures client satisfaction and follows through on commitments. Stays accessible to the client and involves the Project Manager as appropriate. Communicates effectively with owner’s top management when required. Performance Has thorough knowledge of Built In Safety policies and practices. Meets or exceeds performance targets. Develops safety incentive programs as appropriate. Takes disciplinary action when safety measures are inadequate. Review costs and variances with Project Managers weekly/monthly. Verifies billing processes monthly. Reviews change order logs weekly. Reviews expenses and projected expenses reports monthly. Reviews Labor Productivity Reports weekly, focusing on codes and near losses. Reviews profit fade and develops recovery plans. Reviews Schedule of Project Income quarterly with business unit Financial Directors. Other Duties Fulfills MBE/DBE/WBE requirements. Monitors performance of suppliers. Participates in civic, community and public relations efforts. Maintains schedule, quality and design-to-budget of design work under Company control. Researches potential project claims and recommends actions to the VP. Reviews cost trends monthly with operations directors. Prepares Horizon Plan quarterly with division leader. Reviews salaried personnel charged to projects monthly. Travel to Company and subsidiary offices; attend client, subcontractor and supplier meetings across North America. Exhibits regular and reliable attendance as required by the Supervisor and project/office obligations. Management Responsibilities Manages and directs Project Managers, Assistant Project Managers, Project Engineers and non-supervisory administrative employees. Responsibilities include interviewing, hiring and training employees; planning, assigning and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Qualifications Bachelor’s degree in Engineering, Architecture, Construction Management or related field and 7-10 years’ experience in field construction project management with exposure to projects in excess of $50M. Education And Experience Bachelor’s degree related to the construction industry and 10 years’ experience in project engineering, construction project management, or related activities, or equivalent combination of education and experience. Previous experience as the lead construction manager on projects in excess of $50 million is strongly desired.
