Project Manager / Construction ManagerWe are seeking a Project Manager / Construction Manager for our federal team supporting Fort Bliss in El Paso, TX. Our team is primarily responsible for install and retrofit projects related to the large HVAC mechanical upgrades and other relevant equipment and electrical systems.As part of a Fortune 500 company, Johnson Controls Federal Systems (JCFS) is a specialized team serving as a trusted partner to the federal government. Pay range: $100,000 - $130,000 base salary plus bonus incentive. Negotiable based on experience. Bonus eligible: Yes Company Vehicle: Yes Benefits: Eligible for benefits on first day of employment Paid Time Off: 3 weeks paid vacation, 5 sick days, 3 floating holidays, and 10 standard holidays (6.5 weeks in total) Travel Required: None, all work is based at this locationAs a Project Manager/Construction Manager, you will:Serve as a primary leader for execution on a large retrofit and installation projects, primarily related to the HVAC mechanical equipment, BAS/Controls (Direct Digital Control (DDC) systems), electrical upgrades (low/high voltage), and other MEP related equipment and systems.Develop project schedules and executes according to plan.Supervises the field construction process of assigned projects in accordance with the plans and specifications, to ensure that each phase of the work is completed on schedule, within the budget, and with the quality workmanship expected by the company and the customerManages budgets and completes (monthly) forecasting in conjunction with Operations Manager and Regional Manager.Manage the selection, scope of work, procurement, quality and payment of project materials, vendors and subcontractorsNegotiates, prepares and issues subcontractsEnsure that assigned projects are executed per quality control plan, on-time, billed within budget, and within scope of the contract.Adheres to and ensures project personnel and subcontractors adhere to all safety standards and internal policiesUnderstand project and contract scopes; actively pursues growth opportunities and collaborates with customers to help achieve desired outcomesHelp prepare and approve cost estimates, contract terms & conditions, and technical responses to client requests for information, bids, and proposalsEnsure Site Superintendent(s), Technician(s) and subcontractor(s) complete assigned work per established standards, and thoroughly communicate the services performed and completion criteria to customersComplete timely and accurate project billing to maintain profitability goals and positive cash flowAnalyze financial reporting and project schedule to proactively address potential problems. Effectively communicates project progress, issues and financial status to leadership as requiredProvide periodic project status updates, and monthly revenue, cost, and gross margin forecastsManage risk, establish project recovery plans, and resolve disputes to minimize escalationEnsure project document controls and deliverables comply with contract requirements and Johnson Controls standardsManages the selection, ordering, and delivery schedule of materials to be procured for the projects assignedCoordinates customer-training requirementsRequired Qualifications:Project management or construction management experience, preferably with commercial or industrial HVAC mechanical, HVAC controls/BAS, electrical, MEP, or other related equipment and systems. 10+ years preferredAble to execute projects of higher project and contract complexityExperience managing project financials (P&L management experience), including forecastingDemonstrated verbal and written communication skills. Must have the ability to communicate technical material to a non-technical audienceProficient in Project Management software and principles. Proficiency with Microsoft Project and Procore preferred.Strong personal computer working capabilities in MS Office (Excel, Word, Powerpoint, Outlook) and basic Windows environmentAbility to obtain and maintain required government security clearances or badging as needed. (This involves a background/character, criminal history, employment, and credit check.)Preferred Qualifications:Technical competency and experience working with commercial or industrial HVAC mechanical and/or HVAC BAS controls (DDC) controls to include evaluation of contractual scope, specification interruption, change order management, basic design, and installation standardsAbility to manage multiple projects simultaneouslyExperience managing large projects (in excess of $5 million)Experience reading and interpreting government contracts and government procurement standardsExperience managing multiple trades and subcontractorsExperience managing project(s) at government sites (DoD preferred)Preferred Education:Bachelor's Degree in Engineering, Business Management, Construction Management, Project Management, or a related field, or equivalent work related experienceActive Certified Construction Manager (CCM), Project Management Professional (PMP), Certified Professional Constructor (CPC), Designated Design-Build Professional certification, or Licensed Professional Registration preferredBAS Industry certifications, licenses, and/or training (Metasys, Tridium Niagara N4, etc)Experience using Procore – project management softwareConstruction Quality Management for Contractors (CQM) certificateOSHA-30 certificateFirst Aid/CPR certificateAt Johnson Controls (NYSE:JCI), we are One Team working collaboratively to create purposeful solutions that make a difference in the world.
