The Assistant Director of Facilities directs and manages the overall maintenance of the campus by ensuring that all College facilities are structurally sound, mechanically operational, and electrically efficient and safe. Performs comprehensive technical maintenance, troubleshooting, and repair of mechanical and electrical equipment and develops, documents, and administers preventive maintenance programs for all mechanical and electrical equipment. Oversees and coordinates the work of other facilities maintenance staff in the absence of the Director.

Duties & Responsibilities

• Maintain high level of positive and professional approach with staff, faculty, students, and community.
• Communicate regularly with facilities staff regarding job assignments and the required timeframe for proper workflow on facilities projects throughout the College campus.
• Ensure all reporting staff follow all safety, sanitation, and health regulations and policies.
• Perform interview, hire, disciplinary, and termination actions when necessary for staff.
• Assign, train, mentor, and direct facilities team members to carry out the exceptional campus experience and foster an environment for employees to be successful in performance, and further feel engaged and valued.
• Supervise the inventory system for supplies and equipment and establish reorder levels on a larger scale for the college; keep repair records for equipment.
• Provides direction to facilities team members and vendors, which may include electrical, mechanical, plumbing, janitorial, and groundskeeping.
• Ensures all systems, equipment, and assets are in well‐maintained and reliable condition to ensure safe and effective operation.
• Responsible for the budgeting, management, and oversight of all preventative, remedial, and minor upgrade work required for the upkeep and improvement of buildings and its components.
• Monitors and reviews skilled professional landscape gardening tasks such as pruning, applying fungicides, herbicides, and fertilizers, detecting and treating diseases and insect problems, repairing damaged landscapes, and other specialized work.
• Monitors and coordinates maintenance and repair of all building electrical facilities and systems, heating, ventilation, and cooling systems, boilers, and plumbing systems; performs mid-level technical maintenance and repair tasks as appropriate.
• Investigates and troubleshoots problems with facilities systems across the campus, and coordinates problem resolution as appropriate.
• Troubleshoots and resolves or oversees the resolution of routine maintenance problems, such as structural problems, cabinet repair, or basic mechanical or other equipment malfunctions.
• Oversees and coordinates routine facilities maintenance activities for the campus, including snow removal; may perform routine maintenance tasks, as required.
• Develop a plan for 24-7 coverage relating to building usage, custodial, grounds, and maintenance.
• As appropriate, contacts and coordinates external service agencies to schedule repair work and ensure timely and effective work order completion.
• Inspect work completed by workers and contractors and ensure that all time, materials used, and maintenance records are properly documented.
• Perform and coordinate the usage of facilities by college personnel/groups and organizations within the community; set-ups, teardowns, and clean-up, staff scheduling, and the assignment of overtime.
• Ensures adequate stocks and serviceability of necessary maintenance supplies and equipment; purchases materials, supplies, and/or equipment as appropriate.
• Prepares and maintains records on all maintenance activities.
• Ensures proper care in the use and maintenance of equipment and supplies; promotes continuous improvement of workplace safety and environmental practices.
• Maintain a building keying system and master keying record of all keys issued to and retrieved from employees.
• Provide information and respond to questions from faculty, staff, students, and the public; perform investigations and seek resolution of complaints and concerns.
• Remain available after hours to respond to facility-related emergencies.
• Contributes to the overall success of the campus by performing all other duties as assigned.

Minimum Job Requirements

• Associates Degree in facilities management or related field
• Two years of supervisory experience
• Basic knowledge of building trades, such as plumbing, electrical, and carpentry

Preferred Qualifications

• Bachelor's degree in facilities management or related field
• Five years of supervisory experience
• Advanced building, mechanical, plumbing, and electrical skills

• Mechanical — Knowledge of machines and tools, including their designs, uses, repair, and maintenance.

• English Language — Knowledge of the structure and content of the English language including the meaning and spelling of words, rules of composition, and grammar.
• Production and Processing — Knowledge of raw materials, production processes, quality control, costs, and other techniques for maximizing the effective manufacture and distribution of goods.
• Management of Personnel Resources — Motivating, developing, and directing people as they work, identifying the best people for the job.
• Monitoring — Monitoring/Assessing performance of yourself, other individuals, or organizations to make improvements or take corrective action.

Physical Demands

Must be able to lift, push, reach for, and carry up to 75 lbs.

Must be able to stay on feet up to eight hours a day.

Work Environment

Work involves moderate exposure to unusual elements, such as extreme temperatures, dirt, dust, fumes, smoke, unpleasant odors, and/or loud noises.
