\n \nPOSITION SUMMARY
\nWe are seeking an Associate with approximately 3-5 years of institutional experience to drive the performance of a diverse, multi-asset-class real estate portfolio. This dual role combines hands-on asset management – business plan execution, operating partner oversight, and value creation – with portfolio management, including performance monitoring, valuations, and capital allocation, financing, and hold/sell decisions. The ideal candidate is a self-starter with advanced Excel and Argus skills and a “whatever it takes” mentality – someone who treats assets like an owner and can drive results through ambiguity.
\n \nKEY RESPONSIBILITIES
\n \nAsset Management & Value Creation
\n- Own day-to-day asset management across a multi-asset-class portfolio, including leasing, operations, and capex.
\n- Develop, execute, and continuously refine asset-level business plans, annual budgets, and reforecasts.
\n- Evaluate leasing proposals and tenant economics and conduct regular site visits and property inspections.
\n- Maintain relationships with property managers and operating partners.
\n- Review and evaluate budgets, capital requests, and major decisions submitted by property managers and partners.
\n \nPortfolio Management & Strategy
\n- Monitor portfolio returns, leverage, liquidity, and diversification, and track performance against original underwriting.
\n- Lead the quarterly valuation process for portfolio assets using Argus Enterprise and Excel.
\n- Evaluate hold, sell, and refinance alternatives and support capital allocation recommendations across the portfolio.
\n- Track portfolio debt, including maturities, interest rate hedges, extension tests, and covenant compliance.
\n \nFinancial Analysis & Reporting
\n- Build, maintain, and enhance asset-level cash flow models, valuations, and forecasts in Argus Enterprise and Excel.
\n- Analyze monthly and quarterly financial statements, variances, KPIs, and covenant compliance.
\n- Own internal and external asset and portfolio reporting, including quarterly investor reports and IC materials.
\n \nCapital Projects & Transactions
\n- Support acquisitions, refinancings, recapitalizations, and dispositions, including underwriting and due diligence.
\n- Onboard newly acquired assets, including reporting setup and business plan implementation.
\n \nQUALIFICATIONS
\n- Bachelor’s degree in finance, real estate, economics, or a related field.
\n- 3-5 years of real estate experience at an institutional investor, operator, or lender.
\n- Demonstrated asset and portfolio management experience; exposure to multiple asset classes preferred.
\n- Advanced Excel and Argus Enterprise proficiency required (modeling test and technical interview); Yardi/MRI a plus.
\n- Solid grasp of real estate finance, lease structures, valuation, debt markets, and JV / waterfall structures.
\n- Strong communication and presentation skills, attention to detail, and an exceptional work ethic and ownership mentality.
