Senior Preconstruction Manager

Position Summary The Sr. Preconstruction Manager has a focus on companywide success in adherence to MCC Standards and all preconstruction activities necessary for the preparation and undertaking of Manhattan’s preconstruction deliverables. The position is responsible for guiding/mentoring other team members. The Sr. Precon Manager must be a flexible and adaptable team-player, as well as have strong communication and client service skills. In addition, owning one’s work and being confident in the message that is being delivered is crucial to this role. Major Duties & Responsibilities Ambassador to Manhattan Brand Attend client/design meetings Provide deliverables to clients Develop project strategies Provide guidance/mentorship to team members Lead discussions with the regional leader/ops team on projects engaged with Provide direct support to Director of Preconstruction Teach/oversight of the guiding principles Engage in updating processes, sharing lessons learned, and considering new technologies Provide quarterly check-ins and performance reviews with direct reports Represent Manhattan’s Preconstruction Team to clients Meet client needs/Budget; attend OAC/Design meetings Provide concept budgets Perform value management analysis Coordinate with operations team to ensure correct cost budget is sent to accounting Maintain the Manhattan Code of Business Practices & ensure teams follow guiding principles Establish & monitor subcontractor relationships Aid bid-day assignments Review and understand project cost reports Attend/organize preconstruction meetings Have strong knowledge of general conditions estimates/schedule/below the line costs Manage time/costs of preconstruction services; manage Precon status reports (PSRs) for projects Assist with business development strategies Thorough understanding & compliance with risk management policies Coordinate subcontractor networking efforts Review all subcontracts before issuance to subcontractors Manage expectations for the team for their projects Conduct themselves in accordance with guiding principles and exhibit attributes matching the way we work Other responsibilities as assigned Job Skills & Abilities Guidelines Knowledge and efficiency in Manhattan software Strong networking ability, known in the community Strong conceptual estimating skills Experience delivering preconstruction services to clients and managing the budget Familiarity with logistics and operations Strong written and verbal communication skills Strong math/accounting skills Ability to meet critical deadlines Maintain discretion and confidentiality at all times Time management and organizational skillsUnderstand and follow directions Read drawings and specifications Accurately obtain quantities & compile estimates Knowledge of Autodesk software Knowledge of estimating & takeoff software Minimum Qualifications Bachelor’s degree in Construction Management, Engineering or equivalent (education may be substituted with related experience on a one-to-one basis) 15 years of industry experience Working Conditions and Physical Efforts Ability to physically stand, bend, sit for long periods, squat throughout the day Repeat same movements Communicate effectively to participate fully in meetings, video conferences, and phone calls Use hands to type, handle, control, or feel objects, tools, or controls Occasionally lift, pull, or move up to 25 lbs Occasional travel required, primarily in the metropolitan area but sometimes domestically (must have a valid driver’s license) Benefits Competitive pay and benefits A positive, friendly, and team-oriented workplace with caring leadership Professional development and leadership programs Opportunities to work on exciting projects for your community Security and stability working for a financially strong company More opportunities to grow your career through our multiple U.S. office locations and affiliated companies #J-18808-Ljbffr Manhattan Construction Company
