Facilities Manager

The Facilities Manager will oversee day-to-day facilities operations across our Louisville and Elizabethtown offices. Working onsite, this role is responsible for the day-to-day upkeep, safety, and functionality of the building, ensuring a clean, well-maintained, and professional environment for employees and visitors.

Primary Responsibilities


Building Inspections & Maintenance

• Inspect building cleanliness each morning
• Communicate regularly with the cleaning supervisor
• Conduct monthly inspections of all restrooms (24 toilets, 3 urinals, 21 sinks), ensuring proper function and secure fixtures
• Inspect all building lighting weekly
• Make repairs to door locks, including the ADA auto-opener system
• Make wall repairs and paint as needed
• Replace carpet tiles and ceiling tiles as needed (including custom cutting)
• Clean glass walls periodically between annual contractor cleanings

HVAC & Mechanical Systems

• Investigate and troubleshoot HVAC issues, often using the Trane Tracer program
• Service and repair ice/water machines (Follett)
• Turn auxiliary heaters on each fall and off each spring

Outdoor & Seasonal Care

• Control moss/algae growth on the 3rd floor patio
• Set out patio umbrellas in spring; cover chairs in fall (3rd floor patio)

Event & Office Support

• Move furniture for event set-up and breakdown
• Assist IT with certain equipment setups related to safety and security
• Ensure kitchens are stocked with dish soap, paper towels, and other supplies

Required Qualifications:

• High school diploma or equivalent required; technical/trade certification a plus
• Prior experience in facilities maintenance, building operations, or a related trade
• Ability to troubleshoot mechanical and electrical issues and determine when to escalate to outside contractors
• Ability to travel to Louisville and Elizabethtown offices as needed

Skills and Competencies:

• Strong communication skills to coordinate with vendors, cleaning staff, IT, and building occupants
• Self-motivated with the ability to manage a varied workload and shifting priorities independently
• Reliable, detail-oriented, and safety-conscious

Physical Requirements

• Ability to lift and carry up to 50 lbs regularly (furniture, supplies, equipment)
• Ability to stand, walk, kneel, bend, and climb (including ladders) for extended periods
• Ability to work in varied environments, including outdoor patio areas in all seasons
• Comfortable working at heights (e.g., ceiling tile replacement, lighting inspections)
• Manual dexterity for repairs involving tools, fixtures, and small components
• Ability to respond to urgent maintenance issues as needed, which may include occasional evening or early-morning work
