Description: Job Title: Maintenance Technician Position Type: Non-Exempt Department/Group: Operations Reports To: Operations Manager Status: Full-Time. Monday-Friday, weekends as needed 7:30am-4:00pm Mission Statement: To stand in the presence of the Living God, and with Mary, make known to the world the love of the Sacred Heart of Jesus. Purpose of Your Job Position: Provides maintenance services required for the safe and efficient operations of the campus. Executes planned or unplanned repairs, minor installations and replacement. Maintains equipment in a satisfactory condition for safe operation and follows through on planned maintenance program under the direction of the Operations Manager.

Position Requirements - Qualifications and Education Requirements: Minimum two (2) years' experience in maintenance-related fields. Must be able to speak, read, write, and understand the English language Bilingual (English/Spanish) preferred. Active Driver license Basic computer proficiency for logging work orders (CMMS or similar) preferred. Basic principles and techniques of plumbing, wood finishing, painting, electricity and carpentry. Knowledge of operational characteristics of mechanical equipment, plumbing, electrical circuitry and tools used in the area of work assigned. Knowledge of tools, equipment and supplies used in providing comprehensive building maintenance services. Knowledge of occupational hazards and safety precautions/practices necessary for the area of work assigned. Knowledge of basic fire safety and building codes. Working knowledge of basic HVAC systems (filters, thermostats, troubleshooting) preferred. Knowledge of fire/life safety systems and testing procedures is preferred.

Skills and Job Requirements: Identify problems and implement solutions. Operate pallet jack and forklift. Work independently in the absence of supervision. Understand and follow oral and written directions. Communicate clearly and concisely, both orally and in writing. Establish and maintain effective relationships with those contacted within the course of work. Must wear Personal Protective Equipment (PPE) as required by the individual job duty. Ability to travel as needed

Job Functions: Maintenance & Repairs: Responsible for the completion of all maintenance service requests and repairs as assigned. Schedule and complete the preventive maintenance program. Install light bulbs, doors, cabinets, paneling, carpet and bulletin boards etc. Paint interior and exterior walls and cabinets; hang wallpaper and pictures; assemble furniture. Set-up and install computer cables as needed; install and repair computer outlets; repair and relocate light fixtures. Replace washers, faucets, and seals on malfunctioning plumbing equipment; repair leaky faucets and clear clogged drains; install and repair sprinklers Complete grounds work as directed by Operations Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas. Repair plumbing, machinery and electrical circuitry. Perform basic HVAC upkeep, including filter changes, thermostat checks, and initial troubleshooting. Perform minor drywall, masonry, and paint repairs. Conduct basic roof and gutter inspections and minor repairs.

Equipment & Systems: Monitor and maintain all building systems and equipment as assigned. Maintain Preventative Maintenance on equipment/buildings etc. Routinely test and monitor fire and life safety systems, including extinguishers, alarms, and exit signage. Coordinate with IT and/or the Operations Manager on building access codes and entry systems as needed.

Records: Maintain inventory controls for cost effective operations. Maintain efficient functioning of the boilers and water softeners; add chemicals or salt as needed. Keep proper maintenance records for work completed.

Emergencies & Safety: Responsible for 24-hour emergency on-call maintenance service as scheduled. Mitigate and report possible unsafe conditions. Responsible for alerting the Operations Manager Assure safety standards are used which comply with all company, local, City, State and Federal guidelines. Assist in responding and managing any unusual occurrences and/or damage that has occurred or that may occur; in collaboration with Operations Manager Follow all Safety Guidelines set forth by the Company and adhere to OSHA standards and requirements. Store and handle chemicals (cleaning agents, boiler/water-softener treatments, etc.) in compliance with OSHA Hazard Communication (HazCom) standards.

Vendors: Assist in monitoring all work performed by outside contractors, 3rd party vendors.

Other: Work within expense limits established. Complete Special projects, responsibilities, and other tasks as determined by the Operations Manager. Carry pager/cell phone as required for on-call maintenance. Maintain a professional and courteous manner with all residents, guests, vendors, contractors and fellow staff members. Exhibit appropriate telephone protocol. Ensure compliance of all work-related activities in a fair, ethical and consistent manner. Participate in Organizational Health and team building in the department. Follow established company policies and those outlined in the Employee Handbook. Set up and break down tables, chairs, and AV equipment for meetings, gatherings, and events. Monitor trash and recycling areas and coordinate with waste service providers on pickup issues. Travel between organization properties/sites as assigned. Performs other duties as assigned by the Operations Manager.

Working Conditions: This position spends approximately 85% of the day working outside or in and around the facilities and the remaining time in an office setting in front of a computer. Must be able to be on feet and move constantly throughout the workday. Ability to travel to different locations as needed May be exposed to odor, dirt, noise, dust, heat, cold, chemicals and other elements. Physical and Sensory Requirements: Must be able to push, pull, move, and/or exert force of 50-100 lbs occasionally, 25-50 lbs frequently and 10-20 lbs constantly with or without accommodation. Must have good vision for close up work with tools and computer work (with or without the aid of eye glasses or contact lenses) Must be able to speak and communicate verbally with co-workers, customers, vendors, etc. Must be able to see and hear with or without accommodation. Must be able to sit, stand, walk, bend, squat, crouch, and reach overhead in the course of their normal duties. Must be able to use hand/wrist coordination with or without accommodation Must be able to climb a ladder of at least 10 feet
