Leasing Consultant About Omninet Capital LLC Omninet Capital is a vertically integrated private real estate investment and property management firm headquartered in Beverly Hills, California. Founded and led by its principals, the firm owns and operates a diversified portfolio of multifamily and commercial assets across the United States, with approximately 300 professionals managing the platform end‑to‑end — from acquisitions, capital markets, and asset management to property operations, construction, accounting, legal, and technology. Job Summary The Leasing Consultant is responsible for coordinating all activities related to apartment rentals, move‑ins, move‑outs, and lease renewals. The role focuses on maximizing occupancy, ensuring resident retention, and delivering high levels of client satisfaction. The Leasing Consultant also assists the Property Manager and Assistant Manager as directed. Essential Duties and Responsibilities Perform all tasks involved in renting apartments, including generating traffic, responding to telephone and internet inquiries, greeting prospective residents, touring the property, qualifying prospects, and closing the sale by obtaining a rental application and deposit. Visually inspect the entire property—office, models, compactor, vacants, and amenity areas—daily for cleanliness; inspect and touch up model units; communicate related service needs to the Property Manager. Demonstrate community and apartment/model knowledge, communicating features and benefits to align with client needs; close the sale. Process rental applications, obtain required documents, schedule move‑ins, and prepare all lease file documents. Maintain lease files in accordance with policy and procedure. Accurately record traffic from all sources daily and convert a minimum of 30% of total traffic to leases. Follow up with prospective residents, including a phone call within 24 hours and a minimum of two additional follow‑up contacts. Assist with planning and implementation of the community marketing plan to generate traffic. Conduct outreach marketing visits weekly, maintaining leads and contacts. Pick up trash, operate the trash compactor as needed, carry cleaning supplies, vacuum up or down stairs, and clean apartments to meet resident‑ready standards. General Office/Administrative Responsibilities Record resident service requests accurately and in detail to assist the maintenance team in timely completion of all requests. Schedule and inspect apartments for move‑in. Receive and acknowledge resident notices and prepare files. Assist in lease renewal procedure: complete renewal printouts, submit to manager for approval, contact each resident by phone at least 90 days before the end of the initial term, send renewal letters to unreachable residents, and type new leases and addendums. Keep market surveys of competitor rates up to date monthly and visit competitors three times annually. Keep all filing current. Schedule guest apartment and clubhouse rentals. Operate the office alarm system with office opening and closing. Deliver a thorough move‑in presentation to new residents. Customer Service Responsibilities Communicate clearly to residents, both verbally and in writing, using proper grammar and spelling. Carry and deliver boxes, flowers, newsletters, correspondence, etc., to residents' apartments. Maintain a clean and neat appearance; adhere to Pioneer’s Dress Code and Personal Hygiene Policy at all times. Demonstrate customer service skills by treating residents, coworkers, supervisors, and vendors with respect; answer questions calmly and openly; respond sensitively to concerns/complaints and exhibit urgency. Company Responsibilities Assist the Property Manager and Assistant Manager with other tasks as required. Comply with Pioneer Property Management policies and procedures. Embrace and execute the vision, mission, and beliefs of the Company. Be punctual and present at work when scheduled. Remain flexible with the work schedule, including availability to work weekends, evenings, and/or holidays. Education and Experience Required High school diploma required; college degree preferred. Minimum of one year of customer service and/or sales experience preferred. Minimum of one year of residential leasing experience preferred. Skills and Requirements Excellent written and verbal communication skills for effective communication with residents, prospects, employees, peers, vendors, and owners. Strong interpersonal skills to communicate sensitively with all levels of management. Sensitivity to confidential matters required. Ability to cope with and defuse situations involving angry or difficult people. Proficiency with general office equipment, including telephone, fax machine, printer, copier, and key‑track system. Computer software experience with MS Word, MS Excel, MS PowerPoint, MS Outlook, and YARDI®. Basic understanding of Federal, State, and local Fair Housing laws. Ability to work independently and prioritize effectively in a fast‑paced environment with a strong sense of urgency. Scheduling Maintain a regular schedule, which may include overtime, weekends, and non‑traditional holidays. May be required to be on‑call and provide assistance during staffing deficiencies on‑site. Physical Demands and Work Environment Sedentary work typically in an office environment. Occasional lifting, pushing, and pulling up to 25 pounds. Occasional stooping, crouching, reaching, and standing. Talking, hearing, and seeing with close visual acuity are frequently required. Ability to walk around the property several times daily, including on uneven surfaces and climbing several flights of stairs. Driving a golf cart on the property may be required. Ability to work under minimal to moderate supervision. Ability to tolerate stressful situations.
