Commercial Building Engineer – Contract-to-Hire

Location: Arlington, TX

Pay Rate: $30.00/hour

We are seeking an experienced Commercial Building Engineer for a contract-to-hire opportunity in Arlington, TX. The ideal candidate will have strong hands-on experience in commercial building operations, excellent troubleshooting skills, and the ability to provide outstanding service to building tenants and management.

Required Skills & Qualifications:

• Minimum of 3 years of experience in commercial building engineering operations
• Ability to manage multiple projects and prioritize tasks effectively
• Strong customer service skills with excellent communication abilities
• Good verbal and written communication skills
• Basic computer skills, including Microsoft Outlook, Word, and Excel

Technical Knowledge & Experience:

• HVAC, electrical, plumbing, and mechanical systems
• Life safety systems
• Energy Management Systems (EMS) and work order management systems
• Building Automation Systems (BAS)
• Secured card reader access systems
• Elevators, cooling towers, and air handling units
• Basic understanding of blueprints and building plans

Essential Job Duties:

• Perform assigned maintenance tasks efficiently with minimal supervision
• Prioritize service requests and ensure timely follow-up and completion
• Maintain safe and reliable building operations for tenants and occupants
• Respond professionally and promptly to tenant maintenance requests, including temperature concerns, lighting issues, and general service calls
• Inspect buildings, equipment, and property for unsafe or malfunctioning conditions
• Perform preventative maintenance on mechanical, electrical, HVAC, and plumbing systems, including:
  • Lubrication, adjustments, cleaning, and replacement of consumable parts such as filters, belts, pulleys, and indicator lights
  • Testing and maintenance of air handling units, EMS, water pumping systems, cooling plants, pneumatic HVAC systems, and plumbing components
  • Troubleshooting and maintaining centrifugal chillers
• Assist with installation, repairs, and modifications of building equipment systems
• Perform and oversee electrical and plumbing repairs and troubleshooting
• Coordinate with outside contractors and technicians when repairs require additional support
• Obtain necessary approvals for vendor work involving contractors, tenants, and management
• Order parts and supplies while maintaining inventory control
• Maintain accurate maintenance logs, service records, and documentation
• Follow all site-specific operating procedures and safety guidelines
• Maintain clean and organized work areas
• Perform additional duties as assigned

Physical Requirements:

• Ability to lift up to 50 pounds
• Ability to safely work from ladders
• Ability to perform maintenance tasks in a commercial building environment
