Affordable Housing Community Manager

Asset Living is a third‑party management firm that fosters thriving communities nationwide, operating since 1986 across multifamily, single‑family, affordable housing, build‑to‑rent, active adult, and student housing divisions. Community Manager The Community Manager oversees all operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administration, and risk management. The role requires on‑site leadership, compliance with company policies, safety and fair housing guidelines. Responsibilities Personnel Management – screen, hire, train, coach, and develop on‑site staff; create and maintain staff schedules; address performance issues. Financial Management – achieve high net operating income through cost control and revenue improvement; develop yearly operating budgets; reconcile deposits, rent, vendor invoices; ensure accurate property close‑outs. Strategic Leasing Management – develop marketing plans; secure lease closures; manage resident complaints; implement retention programs; present and lease to prospective residents. Administrative & Maintenance Management – ensure accurate reporting; lead emergency response; monitor maintenance request turnaround; maintain property appearance; plan resource utilization; supervise maintenance, construction, and rehabilitation activities. Preferred Experience Minimum 2 years in affordable housing programs (LIHTC, HUD Section 8, PRAC, USDA Rural Development, HOME funds, etc.). Affordability accreditation (HCCP, HCP‑E, COS, BOS, TCS, CPO) preferred but not required. Education / Experience High school diploma or equivalent; bachelor’s degree or four years in housing preferred. Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred. Basic computer skills and knowledge of fair housing laws and OSHA requirements. Physical Requirements Stand, use hands, reach, walk, sit regularly; occasionally stoop, kneel, lift up to 25 lb. Reasonable accommodations provided for disabilities. License / Equipment Reliable transportation required for on‑call emergencies. Salary Range: $52,000 – $58,240 per year. At Asset Living, compensation is based on skills, experience, and qualifications.
