Residential Maintenance Manager

We are seeking a Maintenance Supervisor to bridge the gap between problem diagnosis and repair efficiency. Use your years of "seen-it-all" experience to oversee our daily operations and lead a team that values precision. Benefits: PTO, Paid Holidays, Healthcare, 401(k) Compensation: $18 - $23 hourly Responsibilities: Problem Diagnosis: Possess the ability to diagnose maintenance problems and recommend appropriate solutions. Vendor Management: Evaluate vendor quality and coordinate with hiring staff when a new vendor is needed. Follow Up: Follow up on assigned work orders that are approved, estimated, or pending an estimate. Quality Control: Evaluate work order photos or issues that are brought to their attention by a member of the team, follow up to elevate customer satisfaction, and maintain quality. Identify trends: Identify key issues or inefficiencies for personnel training. Train/monitor: Monitor employee compliance with operational standards. Reinforce Standards: remind maintenance staff regarding professionalism, quality, and reliability. Qualifications: Ability to diagnose the most common repairs in residential housing. Ability to direct technicians on the best and most efficient way to do the repair. Minimum 2 years of experience in Property Management, Construction, or a similar field. Strong organizational and time management skills. Experience with Google Workspace is a plus. Experience with Appfolio, or another similar property management software, is a plus. Excellent communication and interpersonal skills. Ability to direct technicians on the most efficient way to complete a work order. Ability to evaluate vendors and the quality of work performed.
