The Operating Engineer is responsible for operating, maintaining, troubleshooting, and repairing building systems and facility equipment to ensure reliable and efficient operations. This role requires strong technical expertise in at least one skilled trade area, including Electrical, HVAC, Plumbing/Piping, or Central Utility Plant Operations, while also supporting multiple systems across the facility. The position plays a critical role in maintaining operational excellence, supporting preventive maintenance programs, and ensuring a safe and compliant work environment.

What your day-to-day will look like

• Perform maintenance, monitoring, and repairs on mechanical, plumbing, structural, furniture, fire, life safety, and control systems to maintain facility operations and compliance standards.
• Operate, maintain, troubleshoot, and repair HVAC systems and associated equipment to ensure optimum performance levels.
• Complete preventive maintenance activities, including cleaning, inspecting, calibrating, and replacing equipment components as needed.
• Monitor facility equipment performance by recording system readings and making operational adjustments where necessary.
• Support facility services, purchasing, inventory control, contracted maintenance coordination, and general maintenance activities.
• Review monthly client service request summaries to identify and resolve recurring operational issues.
• Evaluate vendors and suppliers regularly to ensure service quality and competitive pricing.
• Verify deliveries for accuracy, including product count, pricing, and descriptions.
• Monitor the quality and pricing of work completed by outside contractors.
• Maintain compliance with safety procedures for the storage, use, and disposal of hazardous materials.
• Maintain a clean, safe, and organized workplace, including periodic checks of tools and instrument inventory.
• Perform additional duties and special projects as assigned by management.

Required Qualifications

• High school diploma or GED equivalent required.
• Technical expertise in at least one skilled trade area such as HVAC, Electrical, Plumbing/Piping, or Central Utility Plant Operations.
• Experience operating, maintaining, and repairing commercial building systems and equipment.
• Ability to analyze building system operations, identify malfunctions, and implement corrective actions.
• Strong troubleshooting and problem-solving skills.
• Ability to work safely and comply with all environmental, health, and safety regulations.

Preferred Qualifications

• Working knowledge of Microsoft Word and Excel.
• Technical certification or vocational training in HVAC, Electrical, Mechanical, or related trades.
• Experience working in commercial, industrial, or critical facility environments.
• Familiarity with preventive maintenance programs and building management systems (BMS).
• Knowledge of fire and life safety systems.

Estimated compensation for this position:

54,400.00 78,900.00 USD per year

This range is an estimate and actual compensation may differ. Final compensation packages are determined by various considerations including but not limited to candidate qualifications, location, market conditions, and internal considerations.
