Status: Nonexempt. Job Summary This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals. It involves overseeing all activities related to leasing new residents, providing resident satisfaction throughout lease terms, and securing lease renewals. Essential Duties and Responsibilities Ensures leasing office is open and ready for business each day; maintains office presentation. Answers telephone and provides exceptional customer service during sales calls or on-site leasing tours. Responds to Entrata leasing phone call inquiries and email leads; accurately inputs data for all telephone, email, and walk-in traffic. Ensures community show units meet company standards; inspects marketing corridor and maintains show quality. Greets prospective residents and conducts personalized tours of show units, model, and community amenities; gathers information on prospective resident needs and qualifications. Leases apartments by actively marketing and promoting the community; processes applications, credit screening, criminal background checks; prepares move‑in package and ensures smooth resident move‑in and lease signing. Stays informed about current market and competitor conditions; conducts competitive research and prepares weekly market survey reports. Develops and maintains full knowledge of rental rates, unit floorplans, lease terms, and community policies. Maintains resident retention program; assists with planning and executing resident events. Maintains advertising logbook; processes all required administrative forms and reports. Flexibility in workdays and work schedule; maintains professional appearance and attitude; handles resident and vendor requests courteously. Reports unusual or extraordinary circumstances to the Community Manager, Maintenance Supervisor, or Portfolio Manager. Operates within OSHA standards and company safety policies; reports injuries or incidents immediately. Performs other duties as assigned. Job duties may vary depending on the community size. Supervisory Responsibilities No supervisory responsibilities. Qualifications Education : High school diploma or GED. Experience : None Required. Language Skills : Ability to read and interpret lease documents, safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and email correspondence. Ability to speak effectively before groups of customers, vendors or employees. Mathematical Skills : Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, and percentages. Reasoning Ability : Ability to apply common sense understanding to carry out detailed but uncomplicated written or oral instructions. Ability to deal with problems involving a few concrete variables in standardized situations. Certificates, Licenses, Registrations : None required. Physical Demands The position requires frequent standing, walking, sitting, use of hands and arms, occasional use of a golf cart, and lifting up to 10 pounds.
