Property Maintenance Technician - Tier 1Reports To: Service ManagerEmployment Type: Full-Time | Non-ExemptSchedule: 40 hours per week, as assigned. On-call rotation required, including nights and weekends. Your day-to-day will involve everything from routine repairs to emergency responses, ensuring the grounds are pristine, helping us maintain our commitment to excellence.Core ResponsibilitiesCorrective Maintenance:Respond to and complete resident service requests with professionalism and efficiencyPrepare vacant units for occupancy with close attention to detailHandle a wide range of building repairs without reliance on outside vendors unless directedPreventive Maintenance:Conduct regular inspections of buildings, systems, and groundsAddress issues with plumbing, lighting, HVAC, and structural elements before they become costly problemsWork with the Service Manager to maintain and improve preventive maintenance protocolsEmergency Maintenance:Be available for after-hours and on-call duties as scheduled, including snow removalKnow emergency shut-offs and response proceduresFollow all company protocols in handling urgent issues affecting safety and habitabilityGeneral Operations:Maintain and track inventory of tools and equipmentSupport special projects and assist across departments as neededKeep maintenance areas organized, clean, and OSHA-compliantInterior and exterior grounds responsible for keeping the grounds of the property in an attractive condition. Responsible for keeping exteriors, common areas, vacant apartments, sidewalks, fitness center, and clubhouse facilities of property in a clean and safe condition. Assists in other types of maintenance, when necessary.
