TITLE REVIEWER
Job Description
Title Reviewers are responsible for assessing and mitigating risks related to property titles. They carefully examine historical records and legal documents to ensure clear title ownership and identify any issues that may affect real estate transactions. By providing essential insights to clients, lenders, and attorneys, Title Reviewers help facilitate secure and informed property transactions. Their expertise in property law, meticulous research skills, and clear communication is vital in ensuring the integrity of real estate transactions.
This position may be remote, in-office, or hybrid as determined by management and reviewer performance. On occasion, reviewers may be asked to be onsite to support closing functions during high volume periods.
KEY RESPONSIBILITIES
Document Review
- Review and interpret legal documents, such as contracts, deeds, surveys, and easements, to extract pertinent information for the title report.
- Identify discrepancies or irregularities that may affect the title.
Title Document Preparation
- Preparing preliminary opinions/Title Commitments based on information received from title examinations/title summaries.
- Conducting thorough review of property titles to identify any issues or discrepancies.
- Reviewing public records, deeds, mortgages, tax bills, plats, and other relevant documents.
- Entering relevant data into production software via manual entry or AI/other automation. Validating entry performed by either method.
Title Insurance Coordination
- Work with title insurance companies and underwriters to address any concerns or requirements related to title insurance policies.
- Provide information necessary for policy issuance.
Title Clearance
- Assistance in resolving any title issues, such as liens, encumbrances, or legal restrictions, to ensure a clear and marketable title.
Communication
- Communicating primarily with internal team members, escrow officers, attorneys, and other stakeholders to provide updates on the title process and address any concerns.
Coordination with Other Professionals
- Collaborating with escrow officers, real estate attorneys, and other professionals involved in the real estate transaction process.
Record-Keeping
- Maintaining accurate and organized records of all transactions, title documents, and communication.
Compliance
- Ensuring compliance with local, state, and federal laws and regulations related to real estate transactions and title processing.
Quality Control
- Implement quality control measures to maintain accuracy in title examinations and underwriting decisions.
- Review the work of other team members if applicable.
Collaboration
- Collaborate with real estate attorneys, title companies, and other professionals involved in residential real estate transactions.
QUALIFICATIONS
Experience:
- 1+ years working in South Carolina title commitment production – must have purchase transaction experience
- North Carolina Preliminary Title Opinion drafting experience is a plus but not required
- South Carolina title producers license is preferred, but not required
Industry Knowledge
- A solid understanding of real estate, mortgage lending, and property law is crucial. Title underwriters need to be familiar with legal concepts related to property ownership, deeds, liens, and other relevant matters. Must have thorough understanding and knowledge of underwriting principles.
Licensing
- The specific licensing requirements vary by state, so individuals in this role must ensure they meet all regulatory requirements and hold a state-issued title insurance license when necessary. Eligible candidates for higher level roles must be able to possess a title license in at least one of the following jurisdictions: NC, SC, VA, TN, GA
Technology Skills
- Proficiency in using computer software and applications relevant to title processing.
