Avita Property Management is seeking a highly motivated and customer-focused Assistant Property Manager with Affordable Housing experience to join our growing team in the Austin, Texas area. This position plays a critical role in supporting property operations, resident relations, compliance, occupancy goals, and financial performance while delivering exceptional customer service to our residents.

The ideal candidate will have experience working in affordable housing programs, including LIHTC, HUD, Section 8, or other income-restricted housing programs, and possess strong organizational and administrative skills.

Essential Duties & Responsibilities

• Assist the Property Manager with daily operations of the community.
• Process resident applications, certifications, recertifications, and lease renewals.
• Ensure compliance with affordable housing regulations, including LIHTC, HUD, Section 8, and other applicable programs.
• Collect rent and monitor delinquency accounts.
• Prepare notices, resident correspondence, and reports.
• Maintain accurate resident files and compliance documentation.
• Assist with move-ins, move-outs, and unit inspections.
• Respond to resident inquiries and resolve concerns in a professional and timely manner.
• Coordinate with maintenance staff to ensure service requests are completed.
• Assist with monthly reporting, occupancy tracking, and budget objectives.
• Maintain knowledge of Fair Housing laws and company policies.
• Support leasing activities and occupancy goals as needed.

Qualifications

• Minimum of 2 years of property management experience required.
• Minimum of 1 year of affordable housing experience preferred.
• Working knowledge of LIHTC, HUD, Section 8, HOME, or other affordable housing programs.
• Experience with Yardi, OneSite, ResMan, Entrata, or similar property management software preferred.
• Strong understanding of Fair Housing regulations.
• Excellent customer service and communication skills.
• Strong attention to detail and organizational abilities.
• Ability to manage multiple priorities in a fast-paced environment.
• Proficient in Microsoft Office Suite.

Preferred Qualifications

• Tax Credit Specialist (TCS), Housing Credit Certified Professional (HCCP), or similar certification preferred.
• Bilingual English/Spanish preferred but not required.
• Previous experience in multifamily affordable housing communities.
