Maintenance Supervisor

Reports To: Property Manager / Regional Maintenance Director Position Summary The Multifamily Maintenance Supervisor is responsible for the overall physical integrity and operational success of a high-density apartment community. This role leads the on-site maintenance team to deliver fast, high-quality service to residents, minimize vacancy days through an efficient unit-turn program, preserve the physical asset, and ensure total compliance with localized DMV housing codes. Core Responsibilities 1. Multifamily Operations & Turn Management Make-Ready Program: Lead the "turn" process for all vacant apartments. Coordinate paint, cleaning, and repairs to ensure a steady supply of move-in-ready units, keeping average turn times under 5–7 business days. Service Request Management: Oversee the daily resident work order queue. Ensure team members resolve plumbing, electrical, appliance, and HVAC requests efficiently, maintaining a 24-to-48-hour completion target. Capital Improvement Support: Assist regional leadership with large-scale property renovations, amenity upgrades, or multi-unit appliance/flooring replacements. Contractor Oversight: Manage specialized third-party multifamily vendors (e.g., trash valets, elevators, fire suppression systems, major roofing/paving). High-Density Systems & Seasonal DMV Prep Centralized Mechanicals: Maintain multifamily infrastructure, including centralized HVAC systems (chillers, boilers, cooling towers, or split systems), central water heaters, and main electrical panels. Mid-Rise/High-Rise Amenities: Oversee the upkeep of shared spaces like fitness centers, clubrooms, parking structures, and elevators. Seasonal Operations: Execute winterization for large-scale buildings (pipe insulation, winterizing exterior spigots, snow/ice removal on community walkways) and summer prep (central AC switchovers, pool openings). Team Leadership & Budgeting Staff Supervision: Direct, mentor, and schedule on-site Maintenance Technicians, Make-Ready Techs, and Groundskeepers/Porters. Budgeting & Inventory: Track maintenance expenses against the property budget. Maintain a highly organized, secure shop with a strict inventory control system for high-turn parts (blinds, locks, filters, appliance parts). DMV Compliance & Risk Management Life Safety Inspections: Ensure all fire alarms, sprinklers, emergency lighting, and exit paths pass routine municipal fire marshal and REAC inspections. Emergency On-Call: Coordinate and participate in the after-hours emergency on-call rotation for the community. Qualifications & Skills Required Experience: Multifamily Background: 3–5+ years of hands-on experience in residential multifamily property management (apartments/condos), with at least 1–2 years in a supervisor or lead technician capacity. Technical Expertise: Strong proficiency in diagnosing and repairing appliances (washers/dryers, dishwashers, HVAC), plumbing (snaking lines, replacing valves), and light electrical. Certifications & Licenses: HVAC/EPA Certification: Universal EPA Certification (Type I & II minimum) is required. CPO: Certified Pool Operator (CPO) license required if the community features an on-site swimming pool. Driver's License: Valid driver's license and a reliable vehicle. Software & Customer Service: Multifamily Tech: Competency using property management systems like Yardi, RealPage, AppFolio, or Entrata to assign and track digital work orders. Resident Relations: Exceptional customer service skills; ability to interact politely with residents inside their homes and diffuse escalated maintenance complaints. Physical Requirements Ability to lift up to 50 lbs regularly and walk/stand for long periods across a sprawling or multi-story apartment community.
