Facilities Manager - Wanda Patterson Women's Residence

Responsibilities Plan building maintenance and operational programs Ensure the efficiency of all building systems Assist in preparing operating renewal reports and budgets Maintain a safe work environment for all employees Ensure all processes and compliance programs are met Prepare cost estimates for moves and equipment Coordinate with program managers and building contractors Manage maintenance of grounds Conduct and document regular facility inspections of all mechanical and utility systems, ensuring systems are serviced in accordance with all rules and regulations Negotiate bids and contracts for third‑party workers Prepare and file reports with government and regulatory authorities including environmental permitting Oversee all building and grounds maintenance Operate and maintain maintenance functions Ensure security and emergency preparedness procedures are implemented properly Ensure that the facility is clean and maintained according to program policy and procedures Manage and supervise the quality of work for other employees to ensure that all tasks are performed correctly, efficiently, and effectively; assist with completing tasks as needed Responsible for preventative maintenance of boiler/domestic hot water system Ensure that periodic maintenance and inspection of elevators, sprinkler systems, fire alarm system and fire extinguishers is performed and documented Manage and review service contracts Check completed work by vendors and contractors Recommend maintenance, mechanical, electrical, and facility design modifications Forecast, allocate, and supervise the physical resources of the facility management Strong mechanical understanding in gas and oil burners, electrical and electronic heating controls, steam distribution systems, hydronics systems, instantaneous hot water, feedwater and vacuum tank systems Ability to make sound decisions, prepare clear concise reports and recommend improvements, communicate effectively both written and verbally Related duties as assigned Hours 37.5 hours per week Monday‑Friday 9:00 am–5:30 pm Qualifications High school Diploma/GED required Previous experience in facility maintenance or related field with at least one year in a supervisory role required Strong verbal and written communication skills Computer proficiency required including ability to schedule with Microsoft Office Suite or similar software Preferred Qualifications Bachelor's degree in engineering, facilities management, business management or related field preferred Certification in facilities management a plus Knowledgeable in DOB, ECB, HPD, DOMH, FDNY, DSNY and HRA/DHS regulations strongly preferred Benefits Competitive health and dental plans, with coverage available for spouse, domestic partner, and dependents A minimum of 3 weeks paid vacation, 12 paid holidays, and additional paid sick and personal time; 403(b) pension plan with a matching benefit paid by BRC Tuition assistance and many training opportunities for career development Flexible spending accounts (FSAs) available so employees can set aside pre‑tax dollars for healthcare, transit and childcare #J-18808-Ljbffr Bowery Residents' Committee
