Maintenance Technician

Like fixing things, staying active, and seeing the results of your work every day?

ADI Properties is looking for an experienced Maintenance Technician to help keep three apartment communities in Aloha running smoothly, looking great, and feeling like home.

This is a hands-on position for someone who enjoys variety. One day you might be repairing a faucet or troubleshooting an appliance, the next you could be preparing an apartment for a new resident, handling a carpentry project, improving curb appeal, or helping coordinate a vendor.

If you're dependable, take pride in your work, and like solving problems instead of staring at the same four walls all day, we'd like to meet you.

Your Schedule

Monday through Friday, 8:00 a.m. to 4:30 p.m., 30-minute meal period

This position also participates in an on-call rotation for after-hours emergencies, including some evenings, weekends, and holidays.

What You'll Be Doing

Keep Our Communities Looking Their Best

• Walk the properties daily and identify anything that needs attention.
• Keep common areas, leasing offices, laundry rooms, restrooms, and model apartments clean and maintained.
• Maintain 2 seasonal pools.
• Help maintain great curb appeal through pressure washing, painting, cleanup, and trash removal.
• Assist with seasonal weather needs, including snow and ice removal when necessary.
• Help make sure our communities are clean, safe, and welcoming for residents and guests.

Fix Things

You'll handle a wide variety of apartment maintenance and repair projects, including:

• Toilets, faucets, tub cartridges, sinks, and garbage disposals.
• Stoves, dishwashers, refrigerators, water heaters, washers, and dryers.
• Doors, flooring, stairs, handrails, decks, balconies, and other carpentry projects.
• Interior painting, prep work, caulking, walls, ceilings, and trim.
• General electrical, plumbing, HVAC, and property maintenance tasks within your skill level.

You'll also document completed work and communicate with the Maintenance Supervisor and Property Manager about repairs, supplies, and upcoming projects.

Help Lead the Work

This position may help direct the daily work of other maintenance team members or outside vendors on specific projects.

This is not a traditional management position and does not include hiring, firing, or disciplinary responsibilities, but we're looking for someone comfortable taking ownership of a project and helping keep work moving.

Landscaping & Exterior Maintenance

Depending on the needs of the property, you may also:

• Monitor landscaping vendors and make sure contracted work meets expectations.
• Assist with seasonal pool maintenance, including cleaning, chemical testing, and logging.

What We're Looking For

You don't need to know how to rebuild an apartment building from the ground up, but you should be comfortable working with your hands and figuring things out.

We're looking for someone with:

• Experience with apartment, residential, commercial, and/or general property maintenance.
• Working knowledge of plumbing, electrical, HVAC, carpentry, and painting.
• Experience safely using hand and power tools.
• Strong troubleshooting and problem-solving skills.
• Good communication and customer service skills.
• The ability to work independently while also being part of a team.
• Reliability and attention to detail.
• A strong focus on safety.
• Pool maintenance experience.
• Janitorial or property upkeep experience.
• Familiarity with landlord/tenant and Fair Housing requirements.

A high school diploma or equivalent is preferred.

The Practical Stuff

This is an active job. You'll regularly be walking, standing, bending, climbing, reaching, and working with your hands.

You must be able to:

• Lift and carry up to 50 lbs.
• Work indoors and outdoors in Oregon weather.
• Safely use ladders and step stools up to approximately 6 feet.
• Occasionally work in confined spaces.
• Work around chemicals, machinery, and maintenance equipment.
• Provide appropriate outdoor workwear, including rain and winter gear when needed.

You'll also need:

• Reliable transportation.
• A valid driver's license.
• Current auto insurance.
• A clean driving record.
• Basic maintenance tools.
• The ability to travel between assigned properties.

What We Offer

Available the first of the month following 30 days of continuous employment.

Vacation

Begins accruing on your first day and is available for use after 180 days. Employees can accrue up to 80 hours during their first year.

Sick Leave

Begins accruing on your first day at a rate of 1 hour for every 30 hours worked, up to 48 hours. Available for use beginning on your 91st day of continuous employment.

Eligible the first of the month following 90 days of continuous employment. ADI matches 100% of employee contributions up to 3%.
