Project Director

Job Description The Project Director will lead the design, entitlement, and execution of reinvestment projects across multiple states within Brixmor’s portfolio. The Project Director partners with regional leasing, accounts, and construction teams to implement value acretive projects across the portfolio. Experience is required in retail development/redevelopment, civil engineering, architecture, or related fields. The role relies heavily on managing consultant teams, directing entitlement processing, and building strong interpersonal relationships through effective communication, professional judgment, and confidentiality. Willingness and ability to lead projects in multiple Southeast/East Coast markets with regular travel is required. Core Competencies Drive successful execution for assigned reinvestment projects, such as site densifications, outparcel developments and space reconfigurations. The successful candidate will possess the following key skills and competencies: Cultivate the project conceptual program – creatively initiate site planning, space planning and design development. Build the project team – identify, engage and direct third‑party consultants and internal subject‑matter experts. Negotiate and administer contracts. Drive the development feasibility process – engineering analyses, zoning/code reviews, lease conflict reviews, pro‑forma financial feasibility analyses, etc. Establish investment case, project pro‑forma and investment committee materials in partnership with leadership and the asset management team. Lead entitlement strategy and municipal process, including attending municipal meetings and hearings to procure all required project approvals. Partner with internal leasing and accounts teams to drive required lease commitments. Accountable for project budget, project schedule, revenue projections and project return performance. Coordinate with leasing and construction teams from pre‑dev. through project execution phase. Report on construction progress through project completion. Cultivate and manage tenant relations for assigned projects. Regular travel to assets/markets/tenants in support of assigned projects. Professional Experience & Qualifications 5-10 years combined, including development/redevelopment/entitlement experience. Owner experience is ; however, tenant, owner’s rep. or similar development experience will be considered. Architectural / engineering / construction / legal/ project finance experience a plus. College/university degree required. Proven track record in the entitlements process and consultant management. Bias for action and results. Willingness and ability to receive feedback and rapidly translate it into forward progress. Effective leadership and communication skills. Ability to influence, collaborate with, and gain credibility among peers, staff, and leadership in the regions and corporate office. Drive to succeed and deliver results in a collaborative and cooperative environment. Relationships with retailers, brokers, consultants and others in CRE. Knowledge and ability to review lease documents, Property Title reports and technically review plan sets (Architectural/Civil/Survey) etc. Working IT knowledge and proficiency in MS Project, Excel, Salesforce, BI, Co‑Pilot / AI, MS Teams, Zoom, OneDrive and E‑builder experience a plus. Knowledge of Adobe /Photo Shop/ Bluebeam or similar platforms a plus. Passion for real estate.
