Project Manager

Position Description JOB TITLE: Project Manager 1 The Project Manager is the operational owner of all assigned Construction Scope, including project team leadership, trade-level contract adherence, schedule alignment and execution, progress tracking, budget management, and change control. Key Responsibilities Lead construction scope as owner within all aspects of assigned projects. Ensure all deliverables are met and turned over to the client. Ensure final cost reports are accurate and assist Tool Install Manager and Finance in project close‑out. Manage efforts to clear out unused materials and equipment from project areas. Implement efficiencies and lean activities to support a competitive financial environment. Forecast and reconcile monthly budgets for construction costs. Participate in design reviews and provide constructability consultations throughout each project phase. Escalate to management whenever project operations or deliverables are at risk. Contribute verbal and written communication that adds value and influences peers and management. Summarize large amounts of information into concise documents or emails (e.g., one-page reports). Prepare concise presentations with defined problem statements, risks, and proposed solutions for stakeholders and senior management. Provide input and feedback on team and individual performance. Collaborate with layout dependent and PSSS construction integration teams on scope management. Build and sustain a culture of success, collaboration, and predictability. Achieve month‑to‑month total forecast variance of 10% or less. Manage primary trade contacts (architectural, electrical, mechanical, process pipe) to ensure builds meet specifications and change control processes. Provide weekly construction progress updates for each tool, indicating risk assessments and mitigation plans. Adhere to quality standards and verify that installations meet performance standards and Intel's "Copy Exact" criteria. Qualifications Must work well in integrated and ambiguous environments, independently and with multiple priorities. Understand the fundamentals of the Last Planner® System and drive utilization within the project team. Strong leadership, business partnership, written and verbal communication, and analytical skills. Capability to develop project scope, budgets, schedules, and manage multiple simultaneous projects. Technical competence to understand engineering decisions, code requirements related to building construction, cleanroom retrofits, and facility systems. Extensive skill with project management software (estimating, scheduling, procurement). 4‑year degree in Construction Management or Engineering. Ability to pursue PMP certification (L1 PM). 6 years in semiconductor or high‑tech related construction experience. Alternate qualifications: 4‑year degree+2 years semiconductor experience, or 2‑year technical degree+4 years semiconductor experience. Ability to lift up to 30 pounds frequently and continually, and occasionally more than 20 pounds. Specific vision: close vision and depth perception. Environment generally quiet, occasionally near moving mechanical parts.
