About the Role 

Good Carbon is seeking an experienced General Manager to lead Community, our property management and community operations division. This role has full responsibility for the division’s strategic direction, financial performance, operational execution, and organizational strength. Serving as the primary connection among property ownership, Good Carbon’s leadership, and Community’s operational teams, the General Manager will ensure the portfolio delivers consistent financial results, strong property performance, and an exceptional experience for owners and residents.

What You'll Own 

Financial Performance and P&L Leadership 

• Own the division’s full P&L, including revenue growth, expense management, profitability, and net operating income.
• Lead annual budgeting, monthly forecasting, financial analysis, and long-term capital planning.
• Monitor portfolio performance and identify financial risks, trends, and opportunities.
• Partner with Accounting and Finance to ensure accurate reporting, effective controls, and timely delivery of owner reporting.
• Maintain competitive management-fee structures through regular market and pricing analysis.
• Deliver reliable financial forecasts and clear recommendations to ownership and company leadership.

Strategy and Growth

• Establish and execute the division’s annual and quarterly strategic priorities.
• Translate company vision into clear operating plans, measurable goals, and accountable execution.
• Identify opportunities for portfolio growth, market expansion, and operational improvement.
• Lead the expansion of property management operations into new markets when appropriate.
• Strengthen the Community platform and brand through consistent performance and customer experience.
• Use market trends, financial data, and operational insights to guide business decisions.

Operational Performance

• Maintain visibility into performance across the portfolio, including occupancy, revenue, expenses, maintenance, leasing, and resident experience.
• Establish clear operating standards and ensure consistent execution across properties and teams.
• Lead through scorecards, KPIs, forecasting, and structured performance reviews.
• Partner across Property Management, Leasing, Maintenance, Construction, Curation, Finance, and other Good Carbon functions.
• Build the systems, processes, and leadership capability needed for the division to perform without dependence on the GM’s daily involvement.
• Ensure properties maintain strong standards for curb appeal, maintenance quality, safety, and overall operations.

Leadership and Organizational Development 

• Build, lead, and develop a high-performing leadership team accountable for measurable results.
• Coach leaders to independently manage their functions, solve problems, and develop their teams.
• Strengthen organizational structure, succession planning, and leadership bench strength.
• Partner with People Operations and Talent Acquisition on workforce planning, hiring, performance management, compensation, and employee development.
• Foster a culture grounded in Good Carbon’s values of being Humble, Hungry, and Smart.
• Ensure the right people are in the right roles and receive the clarity, coaching, training, and accountability needed to succeed.

Owner and Company Relations 

• Serve as the primary point of contact for property owners and Good Carbon leadership.
• Build owner confidence through strong performance, transparency, and proactive communication.
• Present financial results, operational performance, risks, and strategic recommendations.
• Lead discussions related to capital planning, property performance, management agreements, and portfolio priorities.
• Ensure management agreements remain current and contractual obligations are fulfilled.
• Protect the operational and reputational integrity of the Community platform.

Risk, Compliance, and Resident Experience

• Oversee risk management, insurance, safety, regulatory compliance, and business continuity planning.
• Ensure compliance with applicable local, state, and federal requirements.
• Maintain strong resident service, retention, communication, and issue-resolution standards.
• Ensure effective leasing and marketing strategies support occupancy and revenue goals.
• Support relationships with housing agencies and government programs, including Section 8, where applicable.
• Implement proactive strategies that protect residents, employees, properties, owners, and the company.

• Provide owners and company leadership with accurate forecasts and clear visibility into results.

• Position the division for sustainable portfolio and market growth.

Requirements:

• Bachelor’s degree required; MBA or other relevant advanced degree preferred.
• 8+ years of progressive experience in multifamily property or facilities management, real estate operations, or a comparable operating business.
• At least 5 years of experience leading and developing managers or senior functional leaders.
• Direct P&L ownership with measurable responsibility for revenue, expenses, profitability, budgeting, forecasting, and NOI.
• Experience presenting business performance and strategic recommendations to property owners, company leaders, lenders, investors, or other senior stakeholders.
• Experience scaling operations, strengthening organizational structure, and building leadership teams.
• Experience using Yardi or a comparable property management platform to monitor financial and operational performance across a multifamily portfolio.
• Strong understanding of multifamily operations, including property management, leasing, maintenance, resident experience, risk, and regulatory compliance.
• Ability to interpret financial statements, identify underlying performance drivers, and convert data into action.
• Demonstrated success creating accountability through metrics, operating rhythms, and performance-management systems.
• Experience with portfolio expansion, new-market entry, or organizational growth is strongly preferred.
• Demonstrated responsibility for a portfolio of approximately 1,500 or more residential units, or an operating business of comparable scale and complexity preferred
