Job Details Job Location: Greenbelt, MD Salary Range: $88,000.00 - $120,000.00 Salary/year Department: Existing Building Repair & Modernization Location: Greenbelt, MD (hybrid) Lerch Bates is seeking a Building Enclosure Consultant to support the assessment, investigation, rehabilitation, restoration, and modernization of existing building enclosure systems. In this role, you will evaluate roofing, waterproofing, facade, fenestration, and exterior wall systems; identify sources of deterioration, water intrusion, and performance deficiencies; and develop practical repair and restoration solutions that improve the long-term durability, resilience, and performance of existing buildings. You will manage projects from initial investigation through construction administration, serving as a trusted advisor to building owners, architects, contractors, and project stakeholders throughout the project lifecycle. Projects may include commercial, institutional, multi-family, historic, and landmark structures requiring thoughtful rehabilitation, preservation, restoration, and modernization strategies. This position provides opportunities to lead complex projects, mentor junior staff, perform technical reviews, and build lasting client relationships while helping extend the life of existing buildings and their enclosure systems. Building Enclosure Assessment & Investigation Investigate building envelope issues involving roofing, waterproofing, exterior wall systems, cladding, glazing, sealants, balconies, façades, and other enclosure components. Conduct condition assessments of existing building enclosure systems to identify deterioration, water intrusion, performance deficiencies, and repair needs. Review existing construction documents, previous repairs, and field conditions to identify risks and develop effective restoration strategies. Conduct condition assessments of historic, landmark, and aging structures to evaluate enclosure performance, deterioration mechanisms, and preservation needs. Investigate historic building enclosure assemblies, materials, and construction techniques to develop appropriate restoration and rehabilitation recommendations. Evaluation & Restoration Design Prepare detailed condition assessment reports documenting findings, repair recommendations, and rehabilitation priorities. Develop practical restoration and repair solutions for existing building enclosure systems. Perform technical peer reviews of reports, repair recommendations, and construction documents prepared by project team members. Develop repair, rehabilitation, restoration, and modernization strategies for building enclosure systems, including facades, roofing assemblies, waterproofing systems, windows, balconies, and exterior wall assemblies. Support preservation-sensitive rehabilitation projects by balancing historic character, code requirements, durability, and long-term building performance. Evaluate historic materials and assemblies to determine appropriate repair, restoration, or replacement approaches. Design Coordination & Technical Review Collaborate with owners, architects, contractors, and consultants to develop and review restoration strategies. Coordinate preparation of repair drawings, specifications, bid documents, and other construction documentation. Review drawings, details, shop drawings, and submittals to ensure compliance with project objectives and design intent. Collaborate with preservation consultants, architects, owners, contractors, and regulatory agencies on historic preservation and adaptive reuse projects when applicable. Review restoration details and specifications to ensure compatibility with existing building systems and preservation objectives. Project Management & Construction Administration Conduct site observations and quality assurance reviews throughout construction. Prepare site visit reports documenting project progress, field conditions, and construction quality. Provide technical guidance during construction to help resolve field issues and ensure repairs are completed in accordance with design intent. Manage project scope, schedules, budgets, and deliverables for multiple restoration projects. Perform construction administration and quality assurance observations for rehabilitation, restoration, modernization, and historic preservation projects. Review restoration work for conformance with project requirements, preservation goals, and applicable standards. Client Relationships & Leadership Serve as a trusted advisor on building enclosure performance, restoration planning, historic preservation considerations, and long-term asset management strategies. Present findings and recommendations for rehabilitation, modernization, and preservation projects to owners, design teams, and other stakeholders. Communicate technical findings and recommendations clearly through reports, presentations, and client meetings. Build and maintain strong client relationships while identifying opportunities to expand services. Mentor junior consultants and technical staff while supporting their professional development. What You’ll Bring: Required Qualifications Bachelor's degree in Civil Engineering, Structural Engineering, Architectural Engineering, Architecture, Building Science, or related field. Professional Engineer (PE) license required. 5+ years of experience in building enclosure consulting, structural engineering, building science, forensic investigations, restoration consulting, rehabilitation design, or existing building consulting. Experience conducting building condition assessments, investigations, and repair design for existing buildings. Understanding of roofing, waterproofing, facade, fenestration, and exterior wall systems. Strong technical writing and report preparation experience. Preferred Qualifications Experience with historic preservation, adaptive reuse, facade restoration, or landmark building rehabilitation projects. Familiarity with historic building materials including masonry, stone, terra cotta, cast stone, wood windows, and traditional waterproofing systems. Experience coordinating with preservation architects, historical commissions, or regulatory agencies. IIBEC credentials (RRC, RRO, RBEC) or other related preservation, enclosure, or building science certifications. Why Work with Lerch Bates? Employees must be able to wear required personal protective equipment (PPE), including hard hats, safety glasses, high-visibility clothing, gloves, safety footwear, hearing protection, and fall protection when applicable. Travel by automobile and occasional air travel may be required. Mental Demands: This position requires strong analytical, technical, and problem-solving skills. Employees must be able to interpret construction documents, building codes, technical specifications, engineering data, and field observations while exercising sound professional judgment. The role requires managing multiple projects, balancing competing priorities, meeting deadlines, and adapting to changing project conditions. Effective written and verbal communication, technical report writing, client presentations, collaboration with multidisciplinary teams, and attention to detail are essential.
